Once again I got swamped with work at my "real job" and don't have much to report. We are still at half completion on the roof and luckily Sandy wasn't too bad so no damage from her.

I am working on the coal furnace I picked up and will snap a couple pics next time I'm over there.

Hey gang, long time no update.

I made it a goal to have the EIFS done (at least the front) before this years 4th parade. As long as the weather holds up I may actually reach that goal.

I said the same thing last year but it looks like it may happen this year!

Today we stuck foam. Basecoat tomorrow.

Nothing new on the inside.....still half a roof. Looking to wrap that up next month. New entry and garage door this week.

Rain held off just long enough for us to finish running mud.

Big day tomorrow, colors and new garage door. Maybe enough time to put in the man door as well.

Absolutely loving this build! I still can't get my head around the 3k purchase price, that's such an insanely low price! Definitely a good move. This place just screams vintage, it's nice that you're preserving some of the old character of the place while injecting some new life into it. Definitely subscribed.

Do you happen to know of any way to work on that wall that's very close to the building next door? I have a similar situation and I have to do a little mortar repair. I've got about a shoulder width between the buildings. I'm thinking about building a narrow 20' stepladder if I can't come up with something better.

Why did you decide to EIFS the brick?

As a first time visitor to this thread, please let me start by saying YOU ****! :)

But I'm glad that someone worthy got this building, so many are ruined by developers, this one cropped up recently on a uk forum:

Beats me. I know when initially building close like that they will brick from the inside on the way up. Make friends with an Ethiopian and have at it.

The recipts I have go to the late 50s. It has been a service station with a few different owners after that.

A few reasons. Insulation being one. Being in the eifs business and having leftovers taking up space is another.

Also on the alley side part of the wall is cinder block and looks out of place. We will stop where it meets the brick there.

There are a bazillion brick buildings in town and back in the 20s it was originally wood framed so theres nothing really historical about it other than the sign we saved.

I still may eventually brick stencil the building but I don't have the time right now.

Crikey, that's hideous! I guess on the drawings given to the planners it looked like there were some similarities but in reality it bears almost no resemblance to the original character, to the extent that it wasn't even worth them trying to keep the art deco roof shape!

That's what I get for staining the door before the garage door came.......should I redo it lighter or trim it out in the garage door color?

The garage door looks better than the walk door. That is the direction I would go in.

Is the lower level garage connected to the floor level? If not, that would be a good source of rental income. People are always looking for a place to store stuff or work on projects.

I agree with you guys. Even a solid brown would be better.

I'm not exactly thrilled with the grey columns and trim either. I think it needs changed as well.

Is half the roof still open to the sky?
What is the floor framed with? Condition?
Do your roof overhangs cross the property line?

Yes it is. I like to call it the outdoor dining area!
What is the floor framed with? Condition?

All the floors are poured concrete with steel I beams in the basement for support. The floor is 6" thick and is in solid condition.

Do your roof overhangs cross the property line?

On the alley side, no. On the side with the house they may however their roof overhangs onto mine so its unlikely there will ever be a dispute.

There is a staircase that connects the two with a door however I thought about a partition wall in the basement and just having a door down there that I could lock from my side.

The other idea is moving the construction business to the basement and having an open shop on the main floor.
