12x26 Detached Shop

I had originally decided against starting a build thread for my little shop, but have more recently decided that it is worthy of GJ.

So this entire project came around just over a year ago when I decided it was time to move out of the 2500sqft building I was renting. I joined this forum to gather thoughts and was blown away at the amount of ideas I was able to take. Since that time I have been able to just about complete all of the upgrades I wanted to make to my home shop.....Here goes.....I will try to post these pictures in chronological order. I took this project in smalls steps over the last year as time and money would allow.

The first picture is the old shop that I got out of.

... The first steps of the build were obviously to widen my driveway so I could more easily access the side yard and pour the foundation for the building. I was able to incorporate an existing 11'x11' slab that the previous homeowner had poured for a dog kennel. It isn't the best finish work, but it saved me a nice chunk of money in mud.

Once the slab was poured I was able to order my building. Because of the size of this thing I decided to go for a metal car port building from a local company. A 12'Wx26'Lx12'H with a man door and a 7'x9' roll up door was $3,800 installed. 3 dudes showed up and had the thing up in 6 hours...
You'll notice the PVC I stubbed through the slab. I was able put a 100amp sub panel in the building that is tied into the house panel. The location of the service drop was just dumb luck there. I have 2 220v outlets so I can run my welders and my compressor.

Moving right along.... I messed around for the majority of the summer months with just the shop being up... that meant everything else was in the dirt. That got old QUICK... so back to the mud work! Now I am by no means a concrete finisher, I had help...but not help in ordering the mud. I ended up ordering about a yard too much concrete. I piled up all the extra mud on a tarp on the driveway and broke it up just before it dried. I back filled the space between the building and my fence with all the extra concrete bricks and took a day to break them all up with a mini jack.. the neighbors loved me! But it turned out pretty good in my opinion, and the sharp edges keep the dogs from yelling at the neighbors dogs. :D

Thank You for sharing that. I am thinking about building a shed about the same size 12x20 or 26 in my backyard, mostly to park yard tractor etc but occasional car shop as well, so I can keep my attached 2 car garage clean and park my cars. Your metal building idea appeals to me and if you don't mind shedding some light on the company and the material they used, any future insulation ideas etc . Here in Broken Arrow OK, the price of a wooden shed is about the same but if they install it on site, it is 5% more.
and I am contemplating on building myself if I go with the wood.

I used a company called Pacific Metal Buildings out of Maxwell, Ca. They have a variety of colors and shapes you can choose from to best match the house or neighboring buildings. I had to wait about a week after ordering for them to come install it.....as far as insulation goes, if you have the ability to install it during nice weather, I would recommend running a nice healthy bead of some sort sealant under the bottom sills before it is assembled. These buildings are built in place, squared up and lagged into concrete. My slab isn't perfect so I have spots that allow water to run under the bottom plates and pool inside of the shop...... that's a summertime fix. The uprights are 2.5" thick, so i guess you could line the inside with insulation and maybe plywood.....plywood walls are nice to have!!!

Go as big as you can!! I kick myself all the time for not adding another 10' of enclosed space simply for storing things out of the weather...i.e.: lawn mowers, the smoker, car parts.... you get it ahah

Is the roll up door like a garage door on overhead rails or does it roll up in place?

Did they have a option for sealing between the frame and concrete?

The door rolls up into a coil..... now that you mention it, they have a Z flashing they can use to keep the water out from under the building if you can pour the slab to their dementions. I wasn't able to do so...... shortly after it was up I added shelves to keep my less used tools up and out of my way.

The shop gets very cramped with all my tools and work table, so I intend to do a lot of work on the front slab..... Summers can get pretty warm here so I fabbed up some brackets to suspend a 20'x16' square sun sail about 8' off the slab..... since it's currently winter pictures of the actually sail will have to wait a month or so. For now here are the black brackets I made to suspend it....

This looks pretty neat. So I drove about 30 miles to go look at these guys. www.bbstructures.com. Nice products. I liked a couple of them. I live in an area where Home owners association has a say plus the easement issue, so working all that details out for now to see what they will say. Usually they want it made to match the house. Your sail idea is very nice and I really liked it. What material is that sail made of. I just finished my deck and was contemplating something like this for summer time. Thank you for sharing your ideas.

The sail is made out of a burlap weave type material. I actually bought it off of Amazon....they have a variety of shapes and sizes available. I haven't had it up for more than a week so I can't tell you how long it might last.

Been a while since I've updated. We got some nice weather this last week so I took advantage and knocked out my walkway between the house and shop..... I trenched in pressure treated 4"x4"s and used pressure treated 2"x6"s for the deck material. Spacing was created using paint stir sticks.

Bought some material this week to build my gates. This little guy will allow me to open up the side yard while keeping the dogs secure.... big gate soon to follow.

Gates have been built and painted for a few months now. The main gate is 12’ single swing.

The 57 Chevy 3100 is super close to being done so I needed another project...I’ve been looking for a 4 door GM A body for a long time and finally stumbled upon one that I had to have......I pulled this 64 skylark out of the hills where it sat for 25+ years. It was kind of a chore to get it home but it’s already proven to be a positive purchase. It’s super straight and it motivated me to finally install the winch on my trailer!:thumbup:

I like what you have done with the small shop and the space surrounding it. I am looking at getting the same type of metal carport/garage in a 18X30 size.

Here’s a couple pictures of how I set things up. For reference the shop table is 10’x4’.... The building did have some leaks under the floor beams before I was able to seal it. The building company will give you concrete dimensions so that they can use a Z flashing to keep the water out. This didn’t work for me because I tied my slab into previously poured concrete.
