Man....you guys make me love my HOA - Just no parking on the street overnight, mow your grass so it doesn't look like a jungle, and don't speed (Private security). There are a lot of other little stupid things that would never apply to a normal human who cares about his family/house. I can burn, I can run a window AC, you can build a decent sized out building, you can park whatever you want in your driveway.

Does your HOA allow you to work in your garage? Can you keep a car on the street? Can you put an window air conditioner if you wanted?

Yes. No overnight street parking. Every house has central A/C, so need for window A/C. (If you're talking garage, I could run a standalone unit. Plan on buying one for my server rack anyway.)

I'm a "less is more" kind of guy when it comes to the garage. So here's what I'm thinking, for garage ideas. All of this will be put in by the builder. Please, add to the list!

1) 220V 50A outlet for welder / garage heater with light switch
2) A ton of lighting (T8s, I think. Reading through that section of the forum now)
3) NEMA-15P outlets in that nook area
4) Air line from basement to center of roof
5) NEMA-15P in center of roof
6) (optional) Buy side-mounted garage door opener instead of top/center
7) Floor drain for winter slush stuffs
8) Light switch to turn on/off basement compressor
9) Natural gas in garage? Or just use electric for heater?
10) NEMA-15P in attic above garage with light switch (used for shop vac... Maybe?)

And stuff I'll do myself:
1) Finish the garage (Only the walls touching the house are drywalled)
2) High-gloss white wall paint, flat-white roof paint. (Thank you Platonic Solid!)
3) High-gloss white epoxy floor (Although, how well does tile/grout hold up to fluid stains?)
4) Moduline or similar 36"x30" floor cabinets, x3, with a work surface on top
5) Tire storage above work surface, on wall
6) Moduline or similar cabinets next to tire storage, however many I can fit on the wall

Things I need to find a place to store, or get rid of:
1) Floor jack. (Replace with scissor jack + impact?)
2) Shop vac. (Mount in attic above garage, run hose hole through roof for artificial "central" vacuum system? What about hose storage and emptying filter? This is cool, too.)
3) Air compressor. (Replace with compressor in the mechanic's room, run a line to the garage)
4) Jack stands. (Top of wall cabinets?)
5) Buckets for car cleaning. (Where can I store these?)
6) Brake bleeder kit (Larger than I'd expected. Maybe room in the fluids cabinet?)
7) Potential future cherry picker/engine stand (Rent? Buy used, sell when done?)

Does anyone know where to get vacuum cleaner hoses with this soft touch stuff on them like this? All mine look like this.

I can fit two cars in my ~20x~22 garage but you have no room on the sides.

If you cant change the width because of HOA or easements , without a doubt I'd go long as possible, and higher if they let you.
There's always stuff to store in the front of the garage if a workbench doesn't end up there. As for height, even a foot or 2 makes a great difference for storage.

when you all guys give the dimensions of your garage, is it the inside measurement or the outside measurement(plan measurement)????

because I have a 20x 24 (inside measurement) and my 2015 Audi SQ5 and my wife's 2010 mazda 3 have enough room even have room for my bench and a sink.

Mines around the same size as the OP's. Drive through with one 10x9 either end. Gives me 10' of space as a shop. I could maybe get two cars in there (Ricers or Euro) but not two full size pickups. I could get pretty much any size pick up in thou. Jacked or not.

Personally, I'd always give what I consider the measurements that really matter; inside dimensions.

20.5 x 22 is not a working 2 car garage. (IMO)
At that size you can get 2 cars in but thats about it. One side of each car will need to be so close to the side walls that the doors wont open more than an inch or 3. And opening either cars accessible door could result in door dings if care is not taken.

TAKE THE EXTRA LENGTH ! ! ! ! Real no brainer here.
And while your at it have a talk with the builder & see about taking 6" out of 2 or 3 rooms inside the house. 6" in a room... not so noticeable? A foot or 2 in your garage... verrrry noticeable. Not to change the layout, just minor size changes.

Besides, your building a new home, you need to get what size you need in a garage NOW. Later it will cost way more that it will now.

Timely discussion as I'm sitting here looking at the elevation plans for a 16'x24' add-on to the front of the house. I already have a 20x24 for the 'family stuff and garage queen temp storage' but need the man-space addition to house a lift, workbench, and road bikes (self-powered...other bad habit of mine). 13' ceiling with scissor truss or a-framed ceiling. Need compressor storage, 'tactical hardware' storage, extra set of skins rack, stacker tool box space, with enough room left over for a beer fridge.

Existing garage to left and comes out at a 45 deg angle. Addition going on right side (drawing left out main entryway...entry to new garage will be from left side).

Price/sqft in San Dawg is ridiculous. Could go a couple feet wider and not infringe in entryway...but the cost is going to herniate the war fund and leave nothing left for the interior candy.

From comments above, looks like I need to learn to live without candy for awhile.......but *#%*$%($%(*#$%@#$ !!!! it just ain't right!

Going to draw out interior with the lift and such and try to convince myself I can live with the 16' width...
