2020 $$$$$$ 30x40x12 pole barn Michigan

My background:
Divorce Jan 2020 (we still get along)
Secord Lake place (took the small place on the lake) lake drained 10+ feet due to dam failures in spring. (you might have seen it on the news)
Need another place in town I work in and my son goes to school in.
Offer full asking on 2 places only to be outbid.
Planned a house build but Covid hit then land was DEQ wetlands backed out 4 hours before the closing.
Found a house in July...120 year old farmhouse renovated. Perfect spot and 1.2 acres. 36x24 attached but not enough for all my stuff still in my now ex's 32x48 shop....was mine.
Decided I wanted another 30x40x12 so I could move my 2 post lift to my new place.
Got a couple quotes and went with the company I knew and I knew did good work. Not the cheapest but not the most expensive.
Material prices just about knocked me over. Oh well here we go....

We were concerned about even getting the trusses but surprise they showed up in less than a week. This is late August of this year. Within a day they had the basic structure up.

The floor was going to be generally 4.5" but I marked out a couple spots that would transition to 8" for my 2 post hoist.

Concrete was poured. They started the pour around noon and kept at it until after 9:00 that night. Great crew.

Gone over Sanford Lake on US10 - sad to see Sanford Lake gone. Who did you use for concrete and are you happy with it? I'm down in Bridgeport and if/when I do my pole barn I will need someone for the cement, I can do most everything else myself.

I had Johkin builders build the pole barn and they had somebody pour the cement but they finished it. Very happy with it.

There are 10x10 foot doors on the front, one man door on the front side towards the house, two good sized windows back in the area I will put my lift and one man door at the back so I don't get trapped if something were to happen.

How big is the man door in the back ? It has to be atleast 36" ?

That whole situation near Midland is a shame with the dam failure. As I understand, the lake (Wixom) I met my wife at, as well as that lake house is no longer. Any which way: it looks like you are doing well at reconstructing yourself a new garage and a new place to call home. ..... more pictures please??

It has been 3 years so I figured I would post an update. Yes I already wish I had it built bigger but I didn't have the money at the time.

I had kind of left off late 2021 with the electrical being done. 10A light circuits, 15 amp 120V circuits around the shop, 20 amp for the compressor, 220 for the 2 post lift and a 30 amp 220 by the front door for my welder.

This past year I finally got to finishing off the inside. I got my 10000lb Forward lift set in place and also bought an 8000lb XL Tuxedo four post lift.

Added a 50,000 BTU Mr. Heater Big Maxx NG heater, 2x6 framing on the walls and 2" of closed cell spray foam. (looks small now!)

Next the walls were covered in 1/2" plywood and the floors epoxied. People often ask why I didn't add the flakes. This stuff is not slippery and when I drop bolts/nuts/screws I can actually see them.

So it is generally done. I have moved my tools in now and leave it at 50 degrees. It hasn't been really cold yet but the heater only comes on occasionally.

I also added 6 of these lights. What a difference! (the lights were added after the picture)

I will try and get a more recent shot now that stuff is moved in.

Your garage looks great! Really nice floor. Couple questions:
Did you have a vapor barrier underneath your slab before pouring, like plastic sheeting? I've heard this prevents moisture from coming up thru the slab and into the epoxy floor?
Also, how what product did you use and how difficult would you rate the job? Looks fantastic!

Here is what stage I'm at on my garage...

No vapor barrier as I always plan to keep it 50 degrees or so. That thermal mass of concrete over sand should be fine.
I don't feel it is needed either. I have had a pole barn in the past I did not heat and there was definitely a period in the spring that everything was covered in a dew as the concrete was cold and the air warmer. I don't feel a vapor barrier could prevent this as the condensation was above the concrete. The thing was I never saw anything rust because of this including a 1968 Barracuda I had from California that was not coated underneath and even had original factory paint marks. It went through this for 10 years.
The floor coating is Devran 224. Obviously it has not been down long yet but so far I really like it. Not slippery when wet at all. My friend that applied it for me was great and swears by it. He has his own shop he runs his strip car out of and had also applied it in very high traffic areas in the past including a busy snow mobile shop. I am sure that is the worst case with carbide skis and studs beating it up.
Hope this helps and I am excited for your shop. I still remember that stage. Excited but big $ going out. If you can build it bigger! You will always wish you did like me LOL
