Ok as I mentioned, I am going to start my garage very soon. I wanted to build it myself, but thats a pipe dream...I had a contractor come out this morning to give me a bid on the project.....I am on a budget, so lets see what happens.
24 x 24
16x 8 OHD
9' plate height
white vinyl siding, cherokee red floor, green 3 tab shingles (to match the house)
I want it to have an old vibe...kinda retro... Ill post pics tomorrow of the build site...got some work to do ...
This will be my build thread...lets hope the numbers come in good!:shocking:

Be interesting to hear the numbers. Going to do a building next year and try to DIY it down to $10 sq/ft.

ALL concrete

Wow, I was quoted 50 for a comparably sized garage. I'm just outside of DC. Sounds like a heckuva deal. Look forward to pictures.

That seems like a good price. Just a tip, but if you're planning on working in this garage, you will want to specify more light and double the number of 110 outlets. Especially since you are paying to have the walls finished and adding them after the fact will be more difficult.

I put them every 4', when I wired my garage. :) I also ran two separate circuits so if I had an extra set of hands, I could run multiple tools at once.

wow that is a great price. I am building a 24x24 with a 9'6 ceiling myself and I am at $27000 with the $14000 in concrete, and I still need drywall

also you are only going with 2 8' strip lights? Are more planned later? Not flaming by any means, just curious is all.

Ditch the 8' fittings and install some 5' HE T5's. They will be cheaper to run and offer a greter choice of fitting style. T12's are in their obsolecence period and the retrofit kits to enable the use of T8's are not recommended at all.

Looking forward to seeing this develop.

I am out of town for Thanksgiving. When I get back Ill put up some before shots....Contractor called me today looking for some info to get the site plan together. Should break ground in a couple weeks, assuming the permits go as planned. Heavy pics to come!

what about windows? how about tv and data cable? do u have a plan after it is built ? where will the cabinets be the bench area stuff like that your price sounds really good , almost to good , did you get other quotes?

I don't want windows, (more to break in with) I have drawn an electrical plan, so I think the price will go up a little as I have added outlets and things. Keep in mind that is without benches and cabinet. Ill built them in later.

Wow! That seems like a very good price considering it undoubtedly includes some profit margin for the contractor and the 10x40 driveway work. Do you have a break-down for the cost of the garage work alone without the driveway?

Ok, I spoke with the builder this morning. I added insulation to the walls, and I will blow the attic at some point. The slab is almost in, everything is going smoothly. Here are a few pics of the progress.

They are cutting control joints now. More to come later. Framing starts on Monday.

Truss truck never showed...Called and they will be here later today so they can set them in the AM...They did however get all the wall framing done, and went on and sheathed them. looking good.!

Did it cost much extra to have the fiber reinforcement added to the concrete?I plan on using the material in my garage floor.Don't want to be hitting re bar when drilling to bolt down machinery.
What's getting parked in there when it's finished?

I think you'll have trouble getting it down quite that low. We are finishing up adding a bay to our garage. We have done all the work ourselves and still have $5500 into a 16x24 bay. The concrete alone was over $1k and we still need to do the electrical which will probably run another $500.

To the OP. Those guys are really knocking that job out! I took us two years to get one bay built. Part of the reason was everything was pay as you go, if we couldn't afford materials things came to a halt for a while.

Keep posting lots of pics, it's always interesting to watch the progress.

The fiber re enforced concrete was in the original bid. The concrete and the electrical is changing some so the bottom line will as well. Trusses arrived a few hours late, after the crew went home. Thats ok, they will set in the Am.

Oh, and this will be used to park and build a custom van, all my tools,welders etc. Basically a nice workshop / doghouse!

Probably 40s ish....Just simple wainscotting and painted floor. We'll see. The van thread will be at vannin.com...check it out.
