This is not near me at all but this is exactly what I am looking for.

"The basic garage package includes a finished exterior and a unfinished interior including:
1. A concrete foundation with poured wall system.
2. A custom wood frame built on site wrapped in OSB plywood and a weather barrier.
3. Shingled roof
4. Vinyl siding
5. 2 windows
6. 1 walk through door
7. 1 double car garage door"

Any thoughts on how they would be able to offer this? How can I find someone in my area that can do this?

A lot like buying a car...that is the "base price" anything that is not within an inch or so of flat will be more. Can they (or will they) scrape top soil and prepare a real foundation...or just pour on the soil?

Will they do permits and such? Who or what handles any warranty issues? Etc, etc, etc. The material is often the plain vanilla and DIY quality. Trusses or rafters?

Most lumberyards, box stores will price a "kit" similar and often refer a contractor or concrete man to do the work.

My 24x22 was less than that with electric and insulation, did it myself and paid a couple of guys day labor to help stand up the walls and set the trusses.

Others more local to your town/city may chime in..so you might want to add a town to your profile, as there will be a substantial difference in price between Charlotte, Lake Norman and rural Surrey or Buncombe County.

Most towns have a morning coffee shop or Fri night road house where you can find some cash hungry guys for a days work.

How thick is the concrete stem wall and floors ?
2. A custom wood frame built on site wrapped in OSB plywood and a weather barrier.
Are they using atleast 7/16" for the walls and 1/2" with clips for the roof ?
3. Shingled roof
20 years 3 tabs ?
4. Vinyl siding
The cheapest white siding they can get, with other colors available for upgrade.
5. 2 windows
double hung or even open ?
6. 1 walk through door
Flush steel door with a cheap lockset
7. 1 double car garage door
16x7 uninsulated door that will wave in the wind

I might be wrong but They will use the cheapest materials (see red text) they can but will allow you to upgrade all or any of it for an upcharge. When they buy in bulk, they get a better deal.

You do have to realize you are dealing outside the insured, warrantied, bonded safety zone though.
The most that this type of contracting people can offer is personal reputation.
But that can be very important to these guys since it is all they have to offer other than a skill.
What is your risk tolerance?

Make sure uour insurance is paid up.

I hired a guy to wheel a couple of tons of dirt out of a crawl space we were deepening.

On the third day he didn't show up. Ends up he was doing heavy manual labor with 3 cracked vertebrea in his back. I'm sure he could have sued me, even though it was a pre existing condition.

The Sunday papers in Detroit and Chicago had this type of ads in them for years, back in the 70's. I actually stopped in to look at the display, and some of the entry level homes we lookde at back then had this type of minimalist garage

You'll find thousands of these garages in the city and older suburbs.

I guess they did the job of protecting the car from the elements, but they really don't seem much above a portable shelter.

Everything about them is set up to minimize cost, from the windows,and doors to the thickness of the sheathing and quality of the shingles.

Caveat emptor.

My 30 X 36 X 10 enclosed pole barn has a quote of $22K. 3000psi foundation. I'm waiting on the new quote for 12' walls and 9 foot vs 7 foot doors. Expecting $24k.
