24x32 Garage Help...

I'm looking for some pics or a site where I can find examples of garages with lofts or second stories and a car lift below.

the biggest I can build in my area is 24x32 (800sq ft max)
The tallest is 25ft.

I would like 14 ft celings and 8ft celings on the second story.

Anyone have any pics of something like this garage? Maybe a site ....

Do they allow flat roofs where you are?

With 14' downstairs, floor joists for a second floor (10" minimum), 8 feet of second floor space, plus shee trock for ceilings and the flooring for upstairs, I think you are at about 23'-3" or more.
That only leaves 1'-9" from second floor wall tops to roof peak.
