No we are located just outside the city. Aside from the duplex right next to me, most of my neighbors have large beautiful homes. The guy I bought the house from was the developer for this area, and it was intended as an upscale neighborhood but initially it was a tough sale as the economy was in a downturn at that time. He built two houses, the one I am in currently, and a duplex right next to it that were "starter homes" just to get some interest going in the area. As time went on the interest in the area grew and the upscale homes started popping up. As a result my house and the house next to it were the "ugly ducklings".

I think we have raised the resale values of our neighbors by improving this house though, and hopefully that is not enough to keep them happy after dealing with all the construction noise and mess over the past 2 years+

Sounds like there are solid benefits to enclosing it. Is there a shed where the lawn mower could be relocated?

Yeah the more I think about it the more I like the idea of enclosing it.

Yeah the lawn mower is going to be banished outside for this winter until I figure out where to put it. Might do a small garden shed next year but my wife is officially sick of construction on our property, and I don't want to use one of those plastic pre fab sheds. Nothing wrong with them, but I want to build one or have one built using the same materials as my house/garage so everything matches.

Just awesome! One quick question on the house remodel, was the novistone easy to install? Really digging it!

Thanks. I haven't parked my truck in there yet sadly, but that is the plan.

I've been busy working on various projects in there and right now its full of snowmobiles in various stages of being worked on. It's also turned into a nightly hang out spot for my circle of friends.

I'll post the magazine once the article gets published.

Happy to report we are finally finishing out the attached garage as planned.

We decided to close in the small area that formed the part of the "L" of the garage to make it a large walk in closet with a 36" door.

The storage area in the attached garage is essentially finished. The wall was made with pine on both sides, with a 36" solid slab door. All we have to do is make the shelving for the inside and its essentially done.

In the foreground you can see all the trim that has been sanded and varnished ready to install around the window and doors, as well as baseboard.

Started on some small cabinets. Really no purpose for them yet, and they weren't in the original design but we decided it was a waste of space just having a blank wall here.

A small workbench sits below, essentially a glorified shelf. We will do under cabinet lighting here that are on motion sensors to provide some ambient lighting when walking through the garage at night.

GB, how did you manage with your RD floor through the winter? Any issues maintaining it? I know you guys had your hands full with the weather, so I'm just curious how it stood up.

I haven't used it on a regular basis enough to really report on how it stands up to a Manitoba winter, but I am thinking it should be fine. I tracked a lot of snow and winter slop into it bringing snowmobiles in and out all winter and with the heated floor it would drain away or evaporate very quickly.

The only issue I was having was with my one garage door not sealing properly due to a slight dip in the concrete. Snow would melt on the outside apron and then trickle beneath the door and make me sad.

Last week we installed a bottom seal kit that glues down onto the concrete on all my garage doors, including the ones not leaking, I am hopeful this will solve that problem forever.

Wow just looked through 26 pages! Great planning and execution! The detached, attached, exterior remodel and the back deck all turned out great! You will enjoy a SCAR someday if you get one, I loved my SBR "H" model. Keep up the work and photos!

Thank you very much, we are very close to being completely done with this renovation. I can't believe we started on this journey 3 years ago already.

Must be a nice feeling. I just started finishing off my similarly sized 26 x 34 garage 3 weeks ago. I bought the house 3 years ago and am just now getting to the point where I can begin working on the garage. I can't wait until its done so I can finally "move in" and get my garage all settled. I will be borrowing some of your layout ideas when I do :rocker:

You mentioned 10ft doors for your wakeboard boat, What boat/tower do you have? Im planning on 10ft doors too and have heard that it may not be high enough without folding the tower.

I had a 2008 Sea Doo Speedster Wake Supercharged, the tower was capable of folding down but there was a factory recall to add extra support posts to the wake tower which made it lose its capability to fold easily. Because of this I just left the tower up all the time.

Here is a photo of it behind my truck. I've since sold the boat but I plan on getting another one as soon as my kids are old enough to enjoy it with me.

Major progress happening in the attached garage.

We were having some issues with the ceiling, one problem is that since the garage floor was poured wrong, the original builders had to start shimming rafters to make it line up with the roofline on the house. This was evident when looking at the drywall ceiling as the last panel closest to the house had a slight curve in it. The other issue was the drywall was not fire rated. We solved both problems by putting in a drop ceiling 6 inches below the actual ceiling. This also allowed us to put in pot lights which look much nicer and the drop ceiling cleans the garage up a lot.

Yeah we are liking it a lot so far. I wasn't sure about getting a diesel, we've never owned one before, but after test driving all the different engine options it was the one we liked the best and the fuel mileage is crazy good.

Yea its worthwhile for sure. My current daily car (2014 Jetta TDI) is awesome and my first experience as well with a Diesel. Same size tank (55lt) as my last car (2010 Golf) and i'm getting 250 kms more per tank.

What kind of fuel mileage do you see on the highway with it? Our first long trip with it we were getting 7L/100km driving at 100 km/h. My Nissan Titan doing the same trip burns about 15L/100km.

A few years ago I had approached my neighbor about going halfers on a wooden privacy fence between our two yards since I knew in the future my driveway would be running down the property line. At the time he declined, but just a few weeks ago he contacted me again and agreed to provide some materials if we wanted go ahead with the fence.

Yesterday we rented a post hole auger and put in 17 6x6 wooden posts. It was a huge job as the auger kept getting stuck in the heavy clay and once it was stuck the motor would stall and we would have to back the flighting out by hand using a pipe wrench.

Yesterday we got the fence posts all set and we cleaned up the mess we made augering the holes. We used 3/8 pea gravel to fill in the holes around the posts. We tamped all the gravel in the holes then packed extra on top to fill in the hole further after construction vibrations settle it even more.

We need an extra place to put all the dirt from the fence post holes, and my wife wanted some raised flower/garden beds so we made that happen for her.

Amazing build. Love it!! My first post on GJ as well.

I'm liking your idea of the gravel approach to the garage. How is it holding up through the first couple of years? Are you getting a fair amount into the drainage ditch?

I've got about a 20 yard pour if I do concrete and in some ways I've wanted to do something a little different. Part to reduce cost but also just to have it be a little different and "blend" into my backyard area a little better. I'm basically thinking of a small retaining wall for borders and then packed gravel for the driveway. With your sleds, I assume you prefer the looser gravel? I think I read that you had to compact a different gravel below your "finish" gravel. Do you think compacted gravel would hold up to a once/twice per week used driveway?
