I am enjoying this build. I like the choice of windows. Care to tell me what that roof is ?

Thanks on the windows, they just popped up for sale for $100 each brand new so I jumped on em without knowing much about them, glad they worked out. Got a door that will match them too.

Not sure exactly what you mean about the roof but its 4:12 pitch, with a 3ft overhang on the front and 1ft overhang on the back and sides. 27ft wide trusses. We covered it with shadow black 30 year warranty shingles.

Looks great Ben! Since you are so much further ahead than me you should come help me with mine. LOL.

So you race Snocross?

Man I'd love to help out with another build but this one keeps me pretty busy, about to strip the exterior of the house in a week too so that will be fun.

I race Cross Country, I've done it for 4 seasons now with my best season being in 2010. I took last season off due to starting a family, but I hope to get back into it soon.

Your windows have character. Something I think every building needs so as not to look dull and ordinary. You answered my roof question as you do not see many shingles used here, mostly tile or colorbond roofing iron.

IF you haven't done insulation, Us Canadians sure should consider spray foam insulation, way higher Rvalue.

My contractor hates spray foam insulation, I asked to use it when we finished our basement last year but he refused. He doesn't like how it acts in the event of a fire. Perhaps I could convince him with the garage though.

I've really enjoyed reading about your build. Reason being is because my build is very similar to yours. I broke ground last week. Mine is a 26 X 30 with 12' ceiling, detached. I unfortunately will not have a nice heated floor as you do. I went with the 12' ceiling because I'm a car nut and plan on installing a lift. I'm hoping that 12' will be an adequate height. I'm trying to decide now if I want to use the style truss that allows for all the added room up top, can't remember the name of that particular truss, but I know that would also add a good bit onto my build cost. I admit it would be awful nice to have that added storage as I have collected a lot of car parts over the years. Did you ever consider that style truss, do you know any drawbacks other than cost?
Anyway, your garage is looking great, hope mine turns out as nice!

Thank you very much for your comments. I definitely wanted to go with a different roof design than what I currently have. I had to go through several designs before my plans were approved to build. With a 12ft ceiling, and the height restrictions for an accessory building in the community I live in, I didn't have the room to add any storage area above the garage, as much as I wanted too. The only drawbacks to that style truss are cost as far as I know.

Good luck with your build!

Attic truss. Keep in mind you can do partial attic for some storage and partial scissor truss for the lift area. Although, with 12' walls you may not need scissors?

Well we have been busy, nothing too interesting to show until now. We finished up our wiring rough in, and passed our inspection, and we are now starting to insulate and put siding up.

IMG_2602.jpg

Quick trip to the states to pick up some siding 60% cheaper than it costs in Canada. :dunno:

IMG_2612.jpg

Contractor says the average garage he builds has about 250-300ft of wiring in it. We are currently sitting at 1300ft and will be closer to 1500ft by the time we are done.

IMG_2611.jpg

This is stage one of our 3 stage lighting system. Stage 1 consists of eight 6" pot lights. (2 of them aren't mounted yet in this photo)

IMG_2609.jpg

After we passed our electrical rough in inspection we wanted to start insulating right away. My materials supplier is bogged down with deliveries right now so my dad and I picked up enough with our trucks to get us started at least.

IMG_2610.jpg

Siding going up this afternoon. We opted for vinyl siding, it wasn't our first choice, but we couldn't beat the price and we found a style we liked after doing lots of research. There will also be 40" of Novistone across the front and down the east wall of the garage.

IMG_2605.jpg

Sort of garage related since it involves my attached garage. We stripped the siding off the house in preparation for installing new windows, 2" of rigid foam, and vapor barrier on the house, as well as adding some garden doors to the back of the attached garage.

We found some minor rot on the exterior of the house, nothing out of the ordinary for being 30 years old, but I was pretty disappointed to see no tar paper on the exterior at all. I think I am going to see a big difference in my energy consumption once we finish all these upgrades.

That's all for now. Tomorrow its insulating in the morning and putting up more siding in the afternoon.

When I left for work this morning, insulation was already being put in. We have to insulate and then put up vapor barrier to pass our final inspection for the city, so if we can accomplish that today, we will only have one inspection left which will be the finished electrical one.

Went home at lunch today and was very happy to see the progress. 50% of the garage has been insulated already this morning. Using R-21 Roxul in the walls. Will also do blow in insulation in the rafters once the drywall is up. At this rate we will be doing drywall by tomorrow as long as we pass inspection!

Great build and you're kicking the **** out of it.

Thanks, my parents came down to help for a week and that has really pushed progress into overdrive.

Trying to get an inspector down today to have a look at our insulation and poly so we can start putting drywall up this afternoon. Contractor needs all the drywall in place before we can mount the door tracks, and we need the door tracks in place so we can start working on the bulkhead we have planned to house the ventilation system.

Looks great Ben. You will be wrenching in there in no time!

Haha I hope your right. The primary drywall should be done this weekend (we have some secondary stuff to do around the bulkhead we haven't built yet but thats should be fairly easy in comparison to the big stuff.

Once thats done we have to switch to finishing the exterior before we lose our good weather since we have to do the exterior of the house at the same time.

DAAAAAANNNG, garage is bigger than your house. nice work.

Thanks! Its 230sf smaller than our house, but its taller by 2 feet. Strangely enough from the street it doesn't really stick out as bad as you might think. Can't wait till everything is done!

Putting the last few touches on the vapor barrier. Insulation all in place thanks to my mom and dad coming to help.

IMG_2614.jpg

Fireguard drywall being delivered. This stuff is really heavy. Takes 3 of us to install each piece.

IMG_2622.jpg

While installing the garage doors, we noticed the very last piece was damaged (note the little bend in the sheet metal at the bottom). I saw it as soon as we opened up the last box, but we had to install it as we were exptecting rain. I called the supplier I got it from first thing this morning and they are going to replace it for me.

Hey Ben where did you buy your doors from and what is the R-value?

I got them from Hanover Doors. They are typically more expensive than everyone else from what I've heard, but they were able to beat the local hardware stores in town by a few hundred dollars for each door, and they were the only company I called that was willing to work out my custom application. They are R-16, and I gotta say they are very nice doors. Way nicer than the brand new door I put in last year on my attached garage.

This is the door I went with:Richard Wilcox Doors

It doesn't list the R-16 doors but that's what I have.

How it sits at the end of today with the doors tacked into place (tracks get installed after the drywall is done inside).

We got a large portion of the drywall done today, but with two of us we can only do the lower 8 ft. Tomorrow we have help coming to finish the last 1/3 of the ceiling and the top 4 ft of wall.

If you wouldn't mind could you PM me the price? Are they installing them or are you? I'm looking for a supplied price hopefully.

Well, had a couple buddies come over today and we finished dry walling the ceiling and walls of the garage. Its now ready for taping and mudding. Mulling over the option of hiring a professional to come in and paint it. I absolutely hate painting, and my wife who normally has the patience for it is currently taking care of our 8 month old, so it might be worthwhile hiring someone.

IMG_2628.jpg

Don't mind the mess, Sunday is cleanup day.

IMG_2627.jpg

Chucked some 150w bulbs in so we could see while we worked. The garage doesn't have the power line trenched to it yet, we just rigged up temporary power for now.

IMG_2629.jpg

View from the scaffolding after the last piece was put in. Loving this 12ft ceiling height!

IMG_2631.jpg

Had to bust out the tractor at the end of the day, we had heavy rains all night and day, and our temporary road was causing the water to backup in my backyard. Had to dig a quick trench to drain the water away. There are plans in place to make a permanent drain system here, and then my extended driveway will be on top of that.

I wish I had some INSIDE work to do on mine yesterday. Wasted the whole day because of the rain.

If you are really stuck finding a painter let me know. I painted for 20 years. I am quite busy trying to finish my shop outside before the cold hits as you know but I could probably do it for you in a 2-3 weeks. I'm sure you want it done before that though.

Thanks GB, appreciate the info. That was my guess judging by the 12' walls. Originally I had contracted for standard height walls and just a 7'X9' doors. Since then I have negotiated for 12' walls and felt like the 7'X9' doors may look a bit out of place with 12' walls. I think I'll copy your doors as well. I really enjoy catching your updates, as our garages are very close in size. So, keep coming up with good ideas so I can copy those as well! My pad was poured last week and framing will begin tomorrow, man I am ready for this thing to be done so I can move my cars in and start wrenching!
Thanks again,
Jason

No prob, I got a lot of ideas from this site as well. My friends and family don't seem to understand why the need for the 10'x10' doors since I don't own anything big enough to warrant it right now, but I like to future proof myself as much as possible.

Do you have a link to your build so I can check it out?

I have not started a build thread of my own, but you know, I think I'll do one. It will at least give me a place to dump some of these pictures at anyway!

Taped and mudded the walls today with the first of three coats. Tomorrow the garage door rails are going up so we can start framing up the bulkhead.

Beefy garage! Enjoying your build.

Thank you! The positive comments are great to hear.

We got the doors mounted today, the contractor had to customize the kit they sent us to make it work. Not sure where the signals got crossed but our high lift door tracks were way too short, had to add 8 inches to them to make it work. Luckily the tracks were way too long so we just trimmed what we needed from them.
