26x28 Garage Build / Remodel

I've been a follower on GJ for a couple years now but never really participated in the forum...thought I'd break the ice with a new garage build. We spent the last couple months designing this with a local architect, recently locked in a GC and started work a couple days ago. Being a car guy, this is a dream build for me - wish I could have gone bigger but setback limits and budget helped define the overall size. We should have plenty of space as we do not have over sized vehicles - MK6 GTI and 2013 Touareg.

Long story short is that our current single car garage will be converted into an office and bathroom as well as some prep work for the remainder of the basement (future project). We'll be building an attached 26x28x10 2 car garage as well as adding on to our entry way and new stairs to the basement, which will tie into next years project.

Some of the details regarding the garage:

* (2) 9x8 front doors
* (1) 8x7 rear door (reused from old garage)
* Insulated doors and walls - drywall
* Sealed floor (still researching options)
* LED lighting (still researching options)
* 2 post lift - leaning towards Dannmar M6, so I can easily move it as needed
* NG Heater (still researching options)
* Above the garage will be attic space for time being, with pull down stairs.


Anyways, just wanted to provide a brief overview and hope you enjoy the pictures and progress. Certainly open to any suggestions along the way!

"Before" picture as well as a 3D view and plan overview of the new build are attached below. We already had a large oak tree removed as well as the landscaping in the impacted area...in the "before" picture.

After 2 days - removing brick and gutting the basement. We want to re-use as much as possible to help blend into existing house.

Awesome project.

Could it be at all possible to open the left end of the kitchen into the hallway? Would it ruin the kitchen? That would really drive me insane having to carry groceries all the way around the living and dining spaces just to get to the kitchen. Or grabbing a beer from the fridge when working the garage, haha.

LOL - good catch. The drawings do not show the other entry into the kitchen, there is one as you describe, in front of the steps. The architect did not go into great detail for sections of the house not impacted by the new build-out.

No worries, there will be a beer fridge in the garage as well. :thumbup:

The pros can not waste time salvaging brick. I do think that you will be pleased with the outcome and that should validate your effort. Hopefully you will have enough to do the street side. Side and back sides are not as critical.

When I get some free time, I'll upload some other progress pictures. Below was as of a few days ago. Had the pad poured yesterday as the weather is perfect around here...50+ degrees for the next few days.

Pad is 7" of 4000 psi concrete with synthetic fiber. #4 rebar and wire mess throughout. Should be overkill for a Dannmar M6 lift.20191225_121423.jpeg20191227_123220.jpeg
