Be prepared for a long read, if you don't want to read scroll down to the photos.

So contemplated a lot of different designs for a detached garage and ended up going with a square tube 26x30x10 by Ultimate Metal Buildings. I have to say I'm very impressed with the construction and design of the building. I was expecting a solid building but nothing to what they ended up building. I've always wanted a detached garage but never had the land for it at my last house. Would've loved a 30x40 but wasn't in the budget.

Down payment was made at the end of December with expectations of it being built end of January, beginning of February. Before that due to the area it was going to be built I had to have it raised and leveled utilizing split face block (didn't want plain cinder block). Hired a company who was to start in the beginning of January to start digging for the footers (was getting it permitted). Should've known it was not going to end well with them as they were supposed to start digging on a Wednesday and they didn't show up but for only 2 hours that Friday (instead of Wedesday) to dig for the footings. Prior to that he had me changed the inspection date/time every single day as he was supposed to come the whole week originally.

Footings failed for 2 stupid reasons, 1st was because they were muddy (just rained the day prior) the second was due to one of the steps only being 5 1/2" and needed to be 6". I knew I was going to have inspections issues has my buddy had to utilize the same inspector for his deck and he was a PITA.

So finally after 2 weeks the the inspector passed the footings. This was on a Friday but he didn't leave any paperwork like he did when he failed it. So due to the following Monday being a holiday I had to wait and call on Tuesday to find out it passed the previous Friday. I called and text my contractor but never heard anything from him. Over the previous weekend the contractor dropped of a pallet of split face block. Attempted to make contact with him on Tuesday, Wednesday and Thursday with no luck. I figured if I could not make contact with him in that time frame I might as well start looking for a new contractor.

Made some calls and lined up a new contractor to continue the job. Lucky I found him and he was able to start right away as he had other jobs to do. Now through all of this Ultimate Metal Buildings was calling me asking if the site was ready for install (much sooner than expected) which of course it was not. Fast forward two weeks (last Friday 2/8) and the site is ready for the garage. I contacted Ultimate Metal Buildings on the 6th I believe and they were able to fit me in on Monday to start the job.

I figured being it only being a carport style garage it should only take 2 days at most. Well they came for a full day Monday, skipped Tuesday due to rain and came back for a half day Wednesday, full day Thursday and just finished up today at about 4pm. I have to give my hat off to Ultimate Metal Buildings and the installer as they were both very easy to deal with. Only hiccup is I requested 4' on center from Ultimate and its about 4'2" on center.

In total the building is 26x30x10 with a 4/12 pitch, 2 10x2 door (only framed), entry door and two windows. I opted only to have the garage door framed out as I did not want roll up doors. Full residential sectional doors with 4/12 pitched roof track is coming in on Monday for install.

Also the contractor add a 1 1/2" lip 1" under the edge of the pad for the garage so that the siding could extend passed the bottom rail (which is where most leak from) and now water will just flow down without it leaking under.

My plan is to insulate the walls and ceiling with 2" foam board and put on the ceiling put a radiant barrier. Using MC 12/2 cable and wire it attaching it to the square tube. Use 1" furring strips and attach them to the square tube and use probably OSB to enclose the whole building. Eventually possibly adding ac/heat. Still trying to figure that whole thing out and what I want to do. I do know i don't want to drill holes through the square tube because to me that would just make it to weak (unless you guys think otherwise).

Looks very nice. I like that detail of the concrete ledge the siding overlaps. A little giant ladder with the rungs completely caked in mud, gotta love building in February.

I live in the middle of no where, with about 15 homes in the neighborhood and no HOA. As long as everybody keeps up nobody says anything.

:thumbup: You've got a really nice building there. That one pic where you can see the neighbor's house across the street made it seem like it was in a subdivision.

Well it has been raining for 3+ hours now and no leaks.... thats a good thing!

Anybody think if I were to drill through the square tube with 3/4 holes to fit MC 12/2 would it affect the integrity of the metal? Or would face mounting be better off?

I thought about drilling the legs for the MC cable but couldn't make myself do it. I have horizontal siding so I just ran it in one of the "channels" of the siding and went behind the legs. However when I did that I had decided not to insulate. Now I insulated and it made it a Royal pita. In hind site, I would without a doubt insulate, put up my OSB and surface mount all my wiring and panel. This morning I've got all my outlets done, lower 4ft insulated and lower 4ft of OSB is up. I'll post a pic of my progress if you'd like. Not alot of metal buildings on here to compare notes with so O get excited when I see others.

So I went a bought almost everything I needed for electrical. I went with EMT that will surface mount to the square tube. After I will install furring strips to mount OSB or plywood so that the insulation and EMT is still hidden. Def show show me your progress cause like you said not many post about metal buildings so would love to see the progress.

Still have to order the lights, fan and pick up some wiring for the run from the house to the garage panel. Thankfully my father is a retired NY local 3 electrician so he is helping me with everything. Running 100amp service to the garage and will have plenty of outlets.

So far I've just got the lower 4ft insulated and sheathed. But all my wiring is run with the exception of my outside lighting. Waiting in my 2 post lift to arrive this coming week. I actually already bought a new insulated door to get rid of the trash mobile home door. I will probably install that tomorrow even though it is going to rain. Still need to get gutters installed just haven't had anybody come and give me a price. And still need to finish the driveway blocks which has to wait due to the rain.

Mine is 30x30x12 with 2 10x10 doors. Yeah, it will look alot better with a normal door. I insisted they install mine with a steel door and not the mobile home door. I just wish I had specified that I wanted a door with a dead bolt.

I got a quote for gutters, was $550 I think. Will be doing them soon I hope.

What did you infill your foundation with? I really like the split faced block. If mine wasn't tucked away in my lower back yard I would have considered doing that.

Back filled it with crush concrete. Yea I wanted the split face as I didn't want to have to later add stone to the outside.

Changed out the door with an insulated one. Had to cut the entire door 2 inches due to the rough opening of the garbage mobile home door that was in prior. Worked out though just took a little bit more work.

Also the garage doors were installed with the 4/12 roof pitched track system. Leaves so much room without having the tracks coming out at a 90 degree angle. Finally parked the Hellcat in it since it is now fully secured. I am actually going to try and add a door sensor for my alarm system. Trying to see if it will work from where it is compared to where the base station is.

Amazing space man! I feel like I would choose the same arsenal of tools, ect if I was installing a post lift. I have a decent garage, but I know I'm tired of doing oil changes on the floor. Post lift, a oil drain pan, trans /diff jack, all of it! Sweet Cat too.

I have a similar build but went with 24x30x11.5. You are way ahead of me in progress though. I haven't ran a single length of wire. Just had my subpanel put in a few weeks back structure has been up since October.

If you don't mind me asking. What was the total price. Im trying to decide between a pole barn or metal building

It was about $12,400 for just the building without garage doors. Foundation/driveway was way more than the building.

I have a similar build but went with 24x30x11.5. You are way ahead of me in progress though. I haven't ran a single length of wire. Just had my subpanel put in a few weeks back structure has been up since October.

I wish I went with 12ft walls for 10x10 doors. Shoot my subpanel is sitting in the box on the ground, I just have everything needed to wire it besides 2 wires. Running a 100amp service to the garage, plan on mounting all the boxes this weekend and possibly starting to run the EMT to each box. Supposed to be raining so won't have any outside projects to do so might as well start this.

Looks good spiG. Haven't seen a whole lot of metal buildings like this on the forum. I like the way the OH doors roll up at a slope. WI'll go a long way if you decide to get a lift. How do you plan to attach the emt to the metal?

Just surfacing mounting using one hole straps. Will put 1" furring strips when all done with the EMT and insulation to close up the walls.

I got my boxes up and ran about 150 feet of romex this weekend. Still have another 300 feet to go of the thicker stuff.

The tall walls are nice, but pulling romex 12' in the air makes for a slow day.

haha i'm sure but still nice.

Finished up today mounting all boxes and running EMT to everything. Mounted the sub-panel and went and purchased foam board insulation. Still have to dig the trench from the house to the garage and bury the PVC conduit. Need power out there to make it so I can work on it at night!

Yea I am definitely in the same boat. With all the rain it is just muddy out and don't feel like having the ditch fill up with water. Luckily its only about 25' I have to dig so I might do it the day we plan to run the wire to the garage.

Spent the last 2 days finishing up all the boxes and conduit and also spent a lot of time today putting in the foam board. I cut them pretty tight so that I could have them flush with the framing and have a 1.5" radiant air gap. On the foam board it says its like R-4 or so with no gap and R-6.6 with a 3/4" radiant air gap. So I would assume having the 1.5" wouldn't add anymore R-value but also provides the required amount to take full advantage of the board.

The boards were then all sealed with Reflectix insulation tape to make it a good vapor barrier as well. 1 board does 2 squares so it took 12 boards to do the entire back wall which isn't to bad. Definitely time consuming, tedious and a pain in the *** sealing up around all the edges but will be worth it in the long run.

What I did realize today is that I forgot to mount a box in between the two garage doors so that I could have a vacuum mounted on the wall so will have to add that prior to wiring.

Looks great. Wish I had put just a little more thought into my insulation and wiring like you have. I was scared to try my hand at conduit. Never really done any of it. And my impatience got the best of me.......yet again.

I'm suprised to see you didn't opt for insulated doors. Do you plan to insulate them? What's the insulation plan for the roof? Maybe you went over that and I missed it. Keep up the good work and keep the pics coming.

I suppose I should start my own thread about my shop, maybe once I'm done and caught up. I did manage to get my lift installed this past weekend.

The doors will be insulated with the same foam board. Was cheaper to do it that way. Roof I will prob just cut them tight into the trusses and tape to secure and seal for vapor barrier.
