28 x 30 Attached Garage

Hey guys im Ben I have been watching the threads for about year an alligning all the stars to make my new garage happen. I have wanted a garage forever an was the only thing i disliked about my house.

28 x 30 with 2 ft stem wall an 10ft tall ceilings with two 8ft tall garage doors with it being 9 ft wide each. I will match the existing house with cedar siding an relocate the bedroom windows to the side.

I finally started grading monday an had the footers poured on wednesday. I would have had more pictures but I have been out of town for work. I have yet to see the progress in the daylight but will be able see it thursday afternoon. The only issue was the cable internet line was dug up but I had it located so it was on time warner. The wife is not happy about no internet for 3 days but Im getting a garage. haha

I would have had pictures of the footers before the pour but I got home too late last night.

Starting a bit late in the season, eh?

And to think I was at that stage just last May. They cut my phone line when my footings were dug. I was without internet for about a day before the phone company came out and laid a temporary cable on top of the ground. We dodged that wire all summer through the build. They didn't come back out to bury it until about a month ago.

Yeah it took along time to get my permits, It was like 3 months from first request to final permit to build. Then I got too busy at work so Im starting alittle bit late but atleast it wont be really hot.

2 ft block stem wall being installed this week.

I just got a quote back on the 2ft stem wall

1600$ for labor

1350 for materials

220 8 in blocks

1500 face bricks

I'm not sure if that is a good price or not basically its 88ft of stem
Wall subtracting the 16 ft of garage door so really only 72ft x 2ft tall.

What do you guys think ?

Big update

Got all the block an brick work done, got slab poured, an stripped the siding off today. Everything moving on great

I will try an get some scanned its just two big windows facing street then 2
9ft 8ft garage doors an a mandoor. I will cut a hall way out an door from inside the house at a later date. I plan on framing this week when I have some time off for thanksgiving.

You might want to think about cutting some control joints in that concrete before it cracks. Ask your Mason.

Wish I could keep that nice plain cedar look but I have to paint it to match the rest of the house.

This might be a dumb question, but why did you go with a lower roof for the garage? It seems like it would have blended better with the original structure by continuing the original roof line.

Well the main reason i dropped it down was because I did not want to reshingle the entire house. Second I was worried about my trusses matching the old existing ones from the house, an It would have been a 1500$ mistake. Third reason I would have had to buy 10ft 2x4s instead of 8ft an cut off 1ft 8in on each stud. I had very little waste by doing it this way I didnt even cut the 96in studs. So i guess cost was the overall factor in dropping the roof 4 inches. But i would have liked to match them I put alot of thought into it an hope i made the correct desicion.

I was just wondering...I figured there would be sound reasoning behind that decision, as we all want more vertical space It's looking great so far. Nicely done.

Updated photo of the new garage doors installed, I am working on the inside now installing my electrical an also building a retaining wall I will get more photos up soon.

yes im lifting the entire driveway 3ft an building a retaining wall, plus im going to rebuild the porch stairs to allow a better path to the mandoor.
