45th Parallel Garage, 28x40' (Pole Building Construction)

Been planning an additional garage for about a year now and finally decided to part with some hard earned cash to build one. My wife was very encouraging as we were running out of space in our existing garage. Here’s how it all came about.

Seven years ago we built a second home in northern Michigan that would be our retirement home. We spent every weekend and holiday we could at the house getting things ready for a permanent move. Nearly a year ago we decided that February 2013 was the month to retire. I’d worked in municipal government for the past 40 years and felt it was time to do something different. So in February I retired and we moved to our “up north” home.

We thought we did a pretty good job of designing the house and garage as we had built 2 other homes and knew what we wanted and didn’t want. When it came to the garage, it was to be as big as we could afford and the deed restrictions would allow. So we built an attached 3 car garage, 30 by 34 with an additional bump out of 10x6 that wraps around the furnace room and foyer. Improvements included Epoxy-Coat floor, Radiant Energy, Gordon Ray gas fired radiant heat tube, fully insulated and drywall and enough power to run most anything we would need. Unfortunately once we moved and combined all the stuff from two homes we found we quickly ran out of space. I forgot to mention that in our infinite wisdom we decided not to build on a basement. Instead we have a crawl space with no storage. So the garage serves as both garage and storage. This was not the smartest decision in our 36 years of marriage.

I collect and restore old garden tractors and my wife is a silversmith. So with her studio tucked in a corner of the garage and some of my tractors in the garage along with snowmobiles, tools and household items, etc. we quickly ran out of space. We can’t even get one of our cars in the garage and there is no place to work on anything so any future projects would be on hold until we either get rid of stuff or expand. The first solution was to purchase a portable garage which has served us pretty well but was not really going to be a long term solution. My wife suggested we build another garage on the side of our property. So after much contemplation on my part we decided that it was time to get the space we really need so the start of the 45th Parallel Garage begins.

Here is our solution to overcrowding of our current garage. It really did help out for a while. I even used it as a temporary paint booth.

We had a few trees that needed to be removed for the garage and for safety reasons.
And lots of stumps :eyecrazy:

This forum has been very helpful to us in deciding how and what to do to improve our existing garage and build our new one. The 45th Parallel Garage is primarily going to be used for storage of yard tools, holiday decorations, kayaks, canoe, tractors (both project, workers and trailer queens) and a place to do dirty work such as welding, grinding and sanding. One important aspect of the garage is that it will eventually have a small paint booth and a storage room along the back side. Both the wife and I need a place to paint our different projects and we also hope to need additional space for family and friends.



As the title states the garage is going to be pole construction. However we are installing a shingled roof and vinyl siding and trim to match the existing home. It will have a 10 interior height with regular trusses. The garage portion which will be 28x28 will have 2- 3x4 windows, man door and 8x16 garage door. The storage area will have the man door and 4x5 window looking out onto the woods. The storage room will be either 12x14 or 12x16 depending on what my bride wants. Paint booth size will depend on the final bunk house dimensions. Along the side of the garage at the storage room entrance there will be an 8x12 lean-to shed roof. Here are some pictures from last Friday and yesterday.



This is what the color and style of our existing garage that we will match.

Got rained out on Wednesday, still rain-snow mix today but the contractor is back. Here's were we were at the end of the day Tuesday.

That's a beautiful wheel horse in your avatar. I used to mow my family's lawn with a very similar looking one when I was a kid. My dad still has that tractor and another one that he bought recently. have you posted any build threads about your tractors, I'd like to be able to tell my dad to look for pictures of your tractors.

Test Tech. Thanks, this is the same tractor I mowed with as a kid. It's a 1968 Commando 8. I bought it from the guy my mom sold it to when she sold her house and moved into town back in the late 80's. I bought it around 2005 and used it to plow snow until 2011 when I did a total restoration to it. I belong to a Wheel Horse site called Red Square where I documented my restoration. Let me know if you need help navigating to it. Here's a couple of pictures along the way.

With the start of a new week we've made some progress. Sheeting is on the roof, windows are in and concrete is being poured today.

I think the siding and trim alone was close to a $2000 difference. The siding will match the house. Its pretty good quality so that and the extra wide trim and corner pieces are driving the cost up. I did however shave a bundle off the cost of windows by buying in stock windows from the local big box store. They are not the same quality as the Simonton that I have on my house but they are still vinyl with low-e glass that is argon filled.

It dipped down to 15 degrees F last night. The temp in the garage was around 50 this morning. Cranked it up to help dry things out and help melt the snow on the roof. Shingles are coming today.

Thanks Ed. It always seems to go slow when its your build.

The tractors are my addiction. I found out when the kids were home that it was cheaper to work on them than the MG's I was restoring.

Concrete turned out pretty good so we have left the heat on for know. The builders little kerosene salamander heater does a good job of keeping it warm inside. I've been checking and it hovers around 60 degrees inside with no insulation. Will keep it running for another couple of days to help dry things out. Its like a sauna in there right now. Might drag my dehumidifier out and plug it in and see if that helps.

Porch roof is on, and half the roof shingled. They should finish the roof today and hopefully the house wrap and doors.

Roof is shingled. Just need to install the ridge vent. We kept the ridge sealed while we were heating it to protect the concrete. 55 degrees today so no need for heat. Siding and trim work starts on Monday.

Been a little absent lately. Finished the siding last week and received our C of O this week. Finished for now. It took a few hours to empty out our attached garage and put things in the 45th Parallel Garage. Time to start on the shelves, storage room, paint booth and loft. The attached garage is now ready to accept my wife's car and another tractor project.

Very nice!!! It didn't take anytime to put it up and get it sided. Is the times actual from the posting dates?

I like the two side doors. I would never have thought of that but it looks like they will come in very handy.

Where does the floor drain go to?

The postings are close to the actual time. The post holes were dug September 27. I received the C of O November 25th. Not too bad.
The back side door (under the shed roof) will actually access our bunkhouse/guest room on the back of the garage. The bunkhouse will have a 16 x 9 foot concrete porch under the shed roof. I intend to wall off the back 12 x 28 foot of the garage for the guest room and paint booth. The paint booth will be accessed from the garage side. Each will be about 12 x 14.

The floor drain just drains down into the sand. We are all sand here so water drains fast. The 45th Parallel Garage is mainly for cold storage so there won't be much if any water going into the drain.

Its been a long cold winter here but I'm back on track. Started the paint booth and bunkhouse framing after piddling with some shelves during the winter. To da n cold to do much out there.
I'm planning on one inch of rigid Styrofoam over the concrete floor with double bubble/aluminum vapor barrier and then 3/4 chipboard over that for subfloor. The foam and double bubble should provide enough insulation to stop cold from migrating in while the heat is on. R-19 in the walls since neither room will be heated much. A couple of days a month maybe. Will post pictures next week. Cheers and enjoy this spring weather.

how do you plan on finishing the treated wood along the bottom? I plan on siding my pole barn and ive been wondering about it. I don't want the osb to far down to collect moisture.

I flashed the bottom 2-3 inches of osb with aluminum to protect it. It is z shaped and hangs down another 2-3 inches over the treated skirting. It's just visable in post #13. I can post better pictures next week.

With the first snowfall on the ground I thought I'd add some new progress pictures incase anyone is still following this thread. Electric and insulation is in. Had to hand trench along the back of the existing garage to place the electrical duct so at the same time I ran water to the barn and insulated the exterior foundation wall with 1" rigid foam to two sides of the existing garage. Hopefully this will help with heat loss. Floating floors are in.

I have one short wall that still needs to be taped and mudded. I had to wait for this wall while I figured out my ventilation/heat air handler and electrical requirements. Finally got that figured out so I hope to finish the drywall in the next couple of days. By then the sheet metal fabricator should have the air handler done.

My son helped me hang drywall in the bunkhouse but had to leave to go down state. I didn't want to wait weeks before he could return so I spent $33 to rent a drywall lift. Worked perfect for the ceiling. Found I could do the wall easier without it. Well worth the expense.

Dropped off the drawings for the air handler this morning. Hope to install my heater this weekend.

Finally feeling good about my progress. All the drywall work is done and I actually put some paint on some walls. Two walls in the bunkhouse are going to have 100+ year old barn wood installed so we had to put flat black paint on those walls to compensate for any knot holes etc. primer is going on the rest of the walls today.

Well we finally have lighting and heat in the booth. This is the booth side of the heater/air handler. ImageUploadedByTapatalk1417355324.933826.jpg this side draws air in from the booth and heats the booth prior to painting. It heats the room fast.

The other side of the wall houses a large fan that pulls air in from the garage area and pushes it through the heater and into the booth where it exits through wall vents on the opposite wall. Not enough light to show this portion.
I still have to trim the heater and adjust the power cord, install door trim, weather stripping and open the exhaust vents up but I'm glad to finally be this far.

First is the walls. I used 100+ year old barn wood for two of the walls.
Second shows the steel panels we used for the ceiling.

Hope Margaret is doing okay during her favorite season. Treat her good.

Set the Hardiebacker cement board this PM for the tile. Hope to set tile tomorrow.

burleyfarm, what did this garage end up costing you for the unfinished structure and concrete ? Basically the bare bones garage with the floor?

I sent you an email regarding costs. You have to factor in that this does not resemble a typical pole barn. The siding and trim match the house. It was at least $2000 more for the osb and siding vs steel. The roof matches the house with trusses on 24" centers, osb sheeting and architectural shingles and was more than a steel roof would have cost.

Well I can finally say the bunkhouse is done. Now, when the weather gets above the single digits I'll finish the paint booth.

You have been busy the past few days. It did not look like that on Thursday. I guess that's what happens when you retire. U get a lot done in a short amount of time when work doesn't get in the way.
