3 car with tandem spot

Hi
I'm anew member and looking for ideas on how to best utilize the 3rd slot in a 3 car garage that has 2 wide and 1 side which had 2 tandem (l-shape garage)

I am buying a new home (yay) and it has a 3 car garage. It happens to have 2 spots tandem, so the 3rd spot is a single and it measures only 10x13. I am a car nut and have a weekend car, so I want a nice garage for wrenching.

I want to eventually install a scissor lift, a work bench, a decent tool box, storage cabinets, etc. i feel the 3rd spot is too small for a car plus benches/cabinets so my best bet is to make this a great shop area. I need one spot for the wife so that leaves my DD outside, which is fine.

I can't do much with the garage out of the chute but I'm looking for ideas so I can plan my space in the 10x13 area. I'm looking to see what others have done with this type of setup so I can plan my attack.

FYI as an appraiser you would be considered to have an oversize two car garage. Not a 3 car. Nothing wrong with it but due to size it is not big enough to actually store a car in it. Sounds like a perfect workshop area. Having just built a house and by law required to finish the basement garage area, I can tell you put lots of elec outlets in or at least individual breakers where you can add a strip of outlets. If you plan on a center workbench, find a way to get electric to it. Consider a circuit for a heater also to take the chill off in the winter

Congratulations on your new place. I have been doing all the outside work now, waiting for it to get cold so I can play in my big playpen!

A 10x13 area will be nice size for a work shop area to keep the rest of the garage clear. I'd get it ready by getting the wiring where it needs to be with outlets and lighting. Once that's done, stuff some insulation into the walls (heating & cooling), cover it and get a decent bench built.
