Finally getting around to sharing what originally brought me to the forum. I had a very basic 19x20 two stall garage. It was a nice garage with a heater and floor drains, but so small that not much fit inside. When I built the house 12 years ago it was fine but given that I now have 4 cars, I had a problem. It is something that I have been thinking about for a couple of years, but time has been an issue.

Last winter I spent some time with a draftsman drawing up what I wanted the addition to look like. Given setback requirements, I had to make some concessions with regard to the overall width. Depth was affected by my well cap and also my wife's need to see something other than garage when looking out one of our bedroom windows. Several revisions later I had a design that I could live with.

The biggest hurdle to over come is that my wife did not want a garage at all, but instead a sunroom(on the other side of the house). Of course this build comes with certain strings attached that I will be required to make good on in the future. One of the things that I was able to do as part of this project is turn 1/2 of the existing garage into a great mudroom/ laundry room. We now have a 10x19 Laundry room that essentially is 4x the square footage of the previous one.

So I spent 10 days in the Boundary Waters with my son and returned to a framed up garage. My farmers were great guys, worked hard to make sure things matched well with the existing roof lines. The Maple Tree was a point of a lot of discussion. As you will see, it did not make the cut- too many concerns about impact on driveway.

They also did the framing for the laundry room when I returned. I needed to do some plumbing for the washer and sink prior to putting the floor down in addition to cutting out the old floor to extend the existing floor drains to the new space.

Masons came and did some brick work. Minor crisis in this process- the bricks were still made, but had changed slightly in size since I built the house in 1998. Color match was good, but the bricks were 3/8's of an inch shorter. The only spot where it was an issue was in the front where the new and old met. Ended up looking good and not being noticeable at all.

I then moved on to electrical, insulation, attic floor(storage truss design) to the point where I was ready for ceiling and wall board. I opted for blueboard and plaster on the ceiling and OSB on the walls. I like to durability of the OSB and the fact I can hang something almost anywhere without a concern.

I used 1x6 compostie deck boards for the base. I ripped off the rounded edge so it sat flush on the floor and screwed them in with high quality deck screws.

Work in the laundry room- decided to lay down some in floor heating coils. It was a pretty straight forward process and went quickly. It also involved adding a floor sensor and a wall mounted thermostat. The worst part was checking it several times before, during, and after laying down the tile to make sure there are not shorts.

Finished plaster work and painted the garage. I hate painting! I ended up with a coat of Kilz primer and one good finish coat.

I then moved in to the laundry room to install tile, have cabinets installed and do finish work prior to moving appliances in. Here are some pictures of the finished space.

It ended up being a lot of work transitioning from existing Pergo floor to the new tile floor. I cut out a piece of Pergo by hand and pieced in a new section that butted in to the tile. A custom made piece of quarter round completed the transition.

Looks great. I like the deck boards for base. I'm gonna steal that idea.

Tried to make interior finishes as maintenance free as possible. I also used plastic trim around the two entry doors and the window. It is super easy to install, no painting, and a little white caulk to fill nail holes and clean up the seams.

Next up was some concrete work. We did all of the prep including 2 dump trucks full of gravel and several more hours behind the compactor. Prior to doing the driveway I also took the time to re-reoute my drain collectors on the from side of the house and also around the backon the new down spouts. It was a matter of digging 3 feet deep along the foundation for about 40 feet and around the other side of the house for two downspout collectors and the sump pump about 25 feet.

I still need to pour a pad around the back side by the rear garage door. There is also some landscaping to finish as I ran out of time this fall. I had 5 loads of dirt dumped and spread about 2/3's of it, but it will be finished when winter ends. Next post I will show a little of inside organization and the heater that should be working by the end of the weekend.

Thanks! Wayne Dalton 9600 series garage doors. I am very happy with them- very smooth and quiet operation.

Matching the existing was a definite must. I still need to acid wash the new brick in the spring. That will help pull it all together even better. Not a real fun job, but it does make a difference. I also had some concerns about the roof, but it pulled together nicely. It was a challenge getting the rows to line up as the new shingles were a little different in size than the existing.

Thanks, I spent a lot of time laying out the driveway. The existing was much narrower and I wanted the extra width closer to the house, but less closer to the road. I used flexible plastic forms that were great for making changes, seeing how they looked, and trying it again. The extra width near the road, went from 16' to 24', is the reason I needed to add 6' to each end of the culvert pipe and a lot of gravel to get the necessary slope and hold the grade.

Awesome garage and very well planned and executed....I think your brick looks great. It's extremely difficult to match brick and the picks of the end result are very nice. And having just finished my garage with just a front brick, I would also congratulate you on your choice of full brick on the addition. It is an extra cost, but you've done justice to your home and will never regret it.

Your garage looks great! I thought about using siding on the back side, but I could not do it. The rest of the house except for a couple of dormers is brick and I wanted to keep it consistent. There was about $4000 in materials. And $5000 for the installation, more than vinyl, it definitely worth it!

Getting some time to organize the inside and move some things out of my 12x12 shed. It will be nice to be able to put lawn and garden implements in the shed and not search for more creative ways to make things fit.

The bike rack, shoe rack, hose reel, kayak holders, and golf club holders are simple, relatively inexpensive storage solutions that I cannot say enough good things about.

The back room used to be my only garage storage area and now with some more storage solutions, it is a great small space that holds a lot of stuff in a little space. There is a rack for downhill and cross country skis, two snowboard racks, a wall mounted bin for balls and sports equipment, shelving, and a general purpose rack for bike helmets.

Furnace is finally functional though with 42 degrees today I am not sure if that is even necessary! I found a 100,000 BTU Reznor on Craigslist for $450. It was less than a year old and was moved from a warehouse that was taken down. It looks to be hardly used other than some scratches on the bottom that I will re-paint when time allows. Hanging the furnace, venting, electrical, and thermostat were simple enough, but extending my gas line about 25 feet was a chore. It is not something that I have done before, but after a couple of trips to Home Depot I had the necessary supplies. I took my time and pressure tested the system and all was good without leaks.

I have about 1250 square feet and I can go from 40 degrees to 65 in less than 30 minutes. I used my old programmable thermostat(replaced it with the Nest) from the house and mounted it about 10 feet behind the heater, seems to be working pretty well.

I will post some pictures this weekend when I get some time. You can see some of the work in other pictures above.

9 foot ceilings- could have been higher, but I wanted attic storage above. Attic trusses the full depth of the garage. It is great storage with a drop down storage ladder and a couple of lights. I also have a small storage area over the old garage with attic trusses,another great space for stuff that I do not use as often.

I still need a workbench in the garage so I can get some of my tools out of the basement. Not sure what direction that I am going with that. There are tons of great ideas in several different threads. A garage is never done... Thank goodness!

I really like the "drive through" door on the back wall. I had a neighbor in Albuquerque that built a shop in his back yard and put in a swimming pool and everything in and out went through the garage.

It was a must for me with a shed in the back yard already. A couple of people tried to talk me into double doors because they thought they would seal better. So far this winter it hasn't been a problem. In the spring I will pour the landing out the back that wraps around to the side door, plant some grass and I will have a place to rinse down lawn equipment!

Bought a boat several weeks ago and I am already out of space... 20 ft boat with 33 feet deep garage means 2 cars and a boat inside and 2 cars outside. I could get creative in a pinch, but I either need to get rid of a car or add more garage space. Tough problem to have, I am guessing that the Passat with 325,000 miles on it will help me with that decision sooner than later!

Wow. Beautiful, creative, smart! I love the way you made this come together. I had a dream that my garage had a bunch of new rooms somehow connected onto it (awesome dream) and your garage reminded me of that.
