30 x 40 build and questions

Going to build a 30 x 40 this spring. I want to have the open attice space trusses above for a rec room.
Ques 1 - I want to have the stairs to go up into the bonus room inside the garage. If I have them on either 24 or 16 inch center, how do I design the steps to go up between them? Where the stairs are, can I just make them wider at that point for the stairs to come up and on regular centers everywhere else?
Ques 2 - Since it is a 30 foot span, do I need to go with 16 in centers for the rafters for the added support?
Ques 3 - Is it possible to use the same trusses for the gable end trusses, so I can frame in a window in each end and then build the rest of the wall for the sheeting?
What do you think of it in general? Any suggestions are welcome.

1. No, you have all the trusses at whatever interval is required, and then cut them and brace them appropriately at the opening.

2. This is an engineering calculation which would depend on your roof pitch, snow load, roof type, proposed use of the trusses for dead/live load in your rec room, etc. You need an engineer for this. Many truss companies can handle this for you.

3. I'd ask them this as well, but I'd think it would be easier to stick build the gable ends for the windows and wall thickness. The "tension" can be picked up by the wall below, so you only need to distribute the roof load straight down.

Is this going to be permitted/inspected? You likely won't have much say in these things if it is ;)

I built a 30x40 garage this year. Mine is 30 wide, 40 deep because of my yard. The pre-manufactured trusses provided a 12x40 (with a ceiling height of 7 ft) room upstairs. I installed a spiral staircase in the back corner of the room for access to the upstairs. I didn't want any support beams in the garage, so this is the largest they could make the space without having to add support beams... Here is a thread on my local motorcycle forum about the garage:

I found the spiral staircase on the side of the road for sale, it was 10'4" to the platform, and my ceiling height of 10' made it a perfect fit and to use the bottom of the truss for the last step, this saved me from having to take up even more room in the garage, since my 6x12 enclosed trailer is parked in the garage.

Also as a suggestion. When you get the trusses up, and the roof on, leave an end to the garage open and order your drywall for the upstairs before enclosing the upstairs and have them deliver it with a boom truck. That way all the drywall will be on the second floor for your bonus space once it's sealed, and you don't have to carry it all up later... Save me from having to haul it all up. I just had it delivered right before we put the outside sheeting on the front of my garage. Even if you don't plan to drywall for a year or two, order it now and have it up there... Totally worth it.
