30' X 40' build planning in Minnesota

Hey everyone.

So I'm starting to get antsy regarding building a pole barn....a 2 car garage just doesn't cut it as everyone here probably understands :)

Here's a picture of where I plan to put it:

The main use will be cold storage for my boat, truck, snowmobile, 4 wheeler, lawn tractor - etc! No plans to heat it.

I'm planning to have it built and I wanted to get some feedback from those who have had a builder put it up. How much of a markup is normal going from a quote that just has materials on it, vs. materials + construction?

In the future, I would have a concrete floor put in, but not at initial construction.

I'm thinking of getting quotes on materials + construction from Ram Buildings, Lester Buildings and Cleary Buildings once all the snow melts. Are there any other companies that you would recommend I get in touch with (I'm about an hour west of the Twin Cities)? Kinda interesting that Ram and Lester have their headquarters within 10 minutes of my home.

Anyways, thanks for taking a look at my post and let me know if you have any thoughts/ideas!

Two small contractors independently told me they price labor at $45/ hr (3 years ago) in Upper Michigan. I thought that was cheap at the time, and would bet it is much higher now.

Material was figured at cost, although not quoted separately. Labor cost included setup, cleanup, running around, etc. I don't really consider this as a "markup", though.

Are you allowed to build that close to the water line?

It looks like we have 75 ft setback rule from the lake in Wright County. With my plan, I'd be at about 85 ft from the edge of the building to the shoreline.

Something to consider though, so thank you for bringing that up!

Sherman shermanpolebuildings.com built my similarly sized pole barn. They did a great job, and were very responsive throughout the build and after the build.

Cleary and Lester did not respond to my simple request for a bid price on a building I spec'ed and instead sent generic sales literature. Half the companies I looked at did this. Really hate it when you ask a fundamental buying question of a company that you're going to spend allot of money with and they ignore the question.

My brother had one built by Morton. He was happy with them. Wasn't the cheapest quote he got but they used better materials.
