30 x 40 garage start....

Finally got underway on my Guys Garage so I thought I would post the front elevation, rendering and photo's to date.

Be putting in a hoist and a lounge area to one side, and will be adding a mezzanine after the inspector has gone away....

Hope to pour the slab and apron Monday, and framing mid week. Using scissor trusses for extra height.

Yes I believe I mentioned that, once the inspector has signed it off I will put in a mezzanine, which reminds me, better dig out the sand a bit for thickened slab where the posts will be for it.

Designed it myself, a little smaller than I wanted due to budgetary restraints....but left room to add on on the property...

I am subscribed. Roger55, you and others are starting something here. I have 10 acres. I am planning on something like this with a living quarters 1bd rm apt. Make it 30X65(70) with 30X23 living quarters and a 30X40 shop

That's the plan...should look pretty close....but I will be finishing it myself so will take some time...at least inside!

Got the floor in yesterday, framing to start Monday....

Framing underway, trusses arrived this morning so will post a pic later....

The portico is not yet built as we decided to get the main trusses up to ensure proper lineup of the eave lines....

On another note, had been looking for some gooseneck lamps (see rendering) for some time and I mentioned this to a co-worker. He just happens to have three sitting in his garage for the last 18 years, the real McCoy, not the repops! All to be had for a good bottle of wine!!

I also found two antique coachhouse art deco lamps for the posts on Craigslist both for $10 !! I'm a happy camper.

Looks good so far. I am also a fan of the old gas station theme. I'm looking forward to seeing the final layout because something like this may work out well for my shop build at my new place.

The monolith foundation, rat wall combination pour looks kinda strange, leaving the wooden cross pieces in place. Guess you don't have termites up there. I think I'd used pieces of rebar to set the forms on instead.

No termites, no rats up here in this area.

This is standard construction practice here and it works just fine, has for years. Thanks for the comments though.

Wow, nice build kruser. We are using the scissor trusses as well, my project is a lot simpler because we already have a substantial investment in property and toys / vehicles / race cars so trying to keep a budget in mind.

gonna try to subscribe to your thread, hope it works, never done it.

What kind of vehicles / toys do you have for the garage ?

I put some of mine on my thread.

just getting my 26x40 drawn up for submittal to the township, anything I ought to know before asking them something i shouldn't??

If you are on septic as I am, they will want a septic inspection of your lot to confirm the accessory building will not interfere with the system. $200 to do that and seal a site plan. :(

I could have told them that, it was no where near.

The max I could build as an accessory bldg on 1.1 acre was 40 x 30. They changed it as my neighbor behind me has 2500! Buggers.

They wanted me initially to take the old "barn" down next to it first, but I argued that it was to be my storage until the garage was built. So far they have said nothing and I hope to redo it and keep it as its about 24 x 20.

If you intend to put a washroom in it dont show it on the drawings, or your whole septic system will then come under review for "capacity", even tho you will use either it or the house = no change. :uzi:

Big day today, wrapped up the framing, time to get the membrane, metal roofing ordered and on, prep for the overhead doors and start locating electrical boxes...all in all pretty pleased with the look....

I assume your in the township. I had to go through lots of red tape to get my permit(3 months). At least I had a great inspector.
Love the shop. I wish I could have gone that big. Mines filling up fast...:)

Thx. Who was the inspector?, mine is something Dyck. and he was a bit snotty at the formwork inspection....I was not home when he came and I came back and did not see any paper so called him. He snottily said "I posted it right in your face I couldn't miss it".

As I left the permit package by the foundation assuming he would slip it in there, I had to walk around the acre to find it, only to find it posted on a white post, and it was that thermal receipt paper, curled up around a thumb tack, almost impossible to see.

Hope he is more civil from here on in :D

Normally in commercial institutional construction we don't even START electrical till the roof is on.

I see you are working on a 67 'maro. My F-body baby is in the foreground of one of the pics above. Rebuilt it by every nut n bolt. Have to check out your's one day!

I have to find one "reasonably" priced first! I don't mind restoring one but I won't pay $4000 for one either!

My buddy has two but wants about $4k. Maybe I should get him plastered and talk him out of one :D

When he did my framing inspection, my doors and electrical where not in yet. Just ask lots of questions, even if you know the answer. They like to be in control;) I found this to be the same for my electrical inspector. Let them tell you what they want.

Just scored a few days ago a smoking good deal on some antique barn lites to retrofit for the exterior lights (see rendering at top of this thread). Just happened to stumble on them, I was telling a co-worker of my score on some coachhouse lights and that I was looking for barn lights, (but new ones were $250 and antique ones upwards of $3-400 each). He said he just happened to have 3 sitting on his garage shelf for over 18 years! He asked for a good bottle of cabernet for all three! $43, awesome. Now to figure out how to retrofit them to a gooseneck!
