A little history. Early this year I sold my house in the City and moved to the outskirts. I was on a 1/4 acre with an easement in the backyard. The house had a 4 car garage but after 15 years it was filled up with toys and no place to work. We bought a house on a 1/2 acre lot and after some remodeling and paint (keeps the wife happy). I'm finally ready to build my shop.
I've gotten bids on both stick built and pole. Stick build was estimated at 46k and 50k minus the driveway, the pole barn was originally 25,700 for a 36 x 48. I have a 30k budget. My concrete estimate was 8k for a total of 34k. I had planned to build the shop 3 feet from the property line, but the city wanted me allow a 10' drainage easement. This worked out good because I changed the shop to 30 x 48 and I'll have parking on the side. The bid was 21,700 (no insulation) with 2- 12 x 12 overhead insulated doors and 1 man door. I will eventually insulate it and there is 1 in my area about the same size and he paid 4300 to have it done. It looks nice with 7/16" osb 8' from the floor all the way around and then white plastic sheeting for the upper walls and ceiling.
