30x40 garage build cost?

Hello all,

I've been shopping for a new garage which lead me here. Looks like lots of knowledgeable members in here.

I'm looking to build a 30x40 finished garage, 10x20' door, resin floors, dry walls, windows, heat & a/c, plumbing and electrical. Lot is level.

I had several estimators come out. So far $139k. That is just a finished empty garage with no sink. Does this sound right?

Anyone advice is appreciated.

I spent $25k to build a 30x40. Fully wired and insulated. No plumbing. OSB walls. Concrete slab floor. Stick framed and metal exterior. 10 ft walls, 2 windows, 2 9x9 garage doors, 1 walk through door.

Your price makes my wallet cringe.

I break down those estimates to price per square foot. You're quote is almost $116 per square foot. Unless you're asking for much more than you indicated, that price is totally ridiculous! I just had a quote for a completed home, built on my land, for $100 per square foot. I know prices vary depending on location, but that's a lot.

I have been under the impression I could put up a 30'×40', 14' to 16' tall insulated, finished walls for around $50,000 and many people think I'm high thinking that. No A/C, I don't have bugs to speak off and a drive threw design with doors on both sides should create a nice draft. I'm right between Green Bay and Appleton.

As far as price, yeah that sounds like a huge amount but in reality, we have no idea exactly what you have spec'd out.

A completely finished garage with all the bells and whistles, sure that's probably in line.

Location: Hudson, WI. Not a water front property.

Not asking for anything else. Supposed I could buy my own a/c and heater, do a lot of the work myself but I'll wait for the next bid. My thought, a typical 2 car garage is in the 20's. A blown up can't be 7x as much.

Wow! I built my 30x40x12 mostly myself. I hired out the foundation pour, sheeting and spray foam insulation I have about 18k in it. I've had several quotes for 20-25k for a turn-key shell. I can't imagine it costing another 110k+ to finish it out.

That sounds much better. I was hoping no more than 80K

I have a 30 x40. Three 10 x 9 doors. A side small door, four 3x4 windows, two 3x3 windows. It has a loft 7x12x40.
Did most of the work myself. My yard was clay, So I basically put a full foundation (82" wall, 10" footing) and filled it in to pour floor. I have about $16000 in the floor/ foundation. Bud and bro in law did electrical.
Putting siding on now. I'll be right about $45000 the way it is, unfinished inside.

My bud built one almost exact same. He's on rock so concrete slab, probably $10000 cheaper there.. Contractor built. He's over $75K!

This is in NB Canada.

I had a 30x40x12 built, slab, 50 feet of concrete drive, 12x12 door, 7x6 French door, 4 windows, 8 pitch, 30x20 loft, all metal, insulated, $30,000. I did the electric.

It has hydronic radiant floor heating with 3" insulation below slab and 5" slab, 2X6 walls packed with blown insulation with 1" exterior insulation as well, 1X12 cedar siding with batts, drywall inside above reclaimed barnwood wainscoting, four 4X3 passive solar windows, old timber trusses from a late 1800s brewery in Wisconsin, two man doors, one `15X8 high lift sectional door with LM8500 opener, a 100amp subpanel with all the outlets and switches I need. I am just now getting close to $100k. I am almost done.

My 30x40x14 was 17k pretty loaded out. Vynil insulated double pane 3x3 windows, two 10x10 doors, 12" over hang with ventilated soffits on all 4 sides, insulated and vapor barrier roof, 36" service door, 36" wainscoting, 6x6 poles, etc. Waiting on concrete now going to be another 3-4k. Then I'll wire and insulate it. I figured 30k max budget..100k + is insane!

Amazing! Got another quote today for $60K. Only difference is, no a/c, no heater, no epoxy/resin floors and no sheet rock. I can live with that and do these all myself.

My 34x30 in Washington with electric, 6/12 roof pitch ,lap siding, 30 year architectural roofing , enclosed soffits, 7 foot doors , concrete floor,was $33,300. No drywall inside, no insulation

Dayum!!! $139k is more than I paid for my home. In 1995 I built my 34'x34'x14' with 12'x20' insulated rollup door and one man door for right @ $20k. The only thing I hired out was the concrete and backfill work, other than that I did everything myself. Framing, roof, wiring, insulation, sheet rock, tape/mud and painting, gas fired heater installation, I did it all. That is one of the biggest reasons I haven't looked at moving is because I don't want to build another one and I know how mine is built and what's in it.

Wow, Subscribed. I am curious if this is a one contractor high price or the norm.

I got an estimate for a 30x40. Two overhead doors. Shed dormer with partial second floor. Hardiplank exterior. Insulated with mini split. Drywall finished interior. 110k.

These bids are fookin' unreal....nuts. I think you're stumbling on to people that simply don't want to build your shops, but don't have the balls to say so.....

I don't see any detailed info about the foundation....that's what costs the most imo. If you are in TX or AZ and can build right on a slab that's very different from having to put in a 42" deep foundation with a pad footing at the bottom. Not saying that justifies $60k or 130k for that matter but its an easy 10-15k swing, and is important for comparing apples to apples.

My brother has had quotes for very similar size between 40k and ~100k. The only way it makes sense to me is that there is currently relatively high paying work building houses, and the only way that builders are coming off that work to build a garage is if they can make the same amount of profit. The absolute best way (economically speaking) to build a shop is to rathole your money until the deepest recession hits and then spread out requests for quotes.

There sure are some high end garages on this site! I built my 24x52 garage myself about 10 years ago, and doubt if I have $15k total in it. I don't have HVAC in it but it does have 100 amp electrical service.





But then a lot depends on where you live as well. My entire property (house, garage and 1/2 acre of ground) was appraised at $115k, less than some of you have in your garages.

I am building a 32x48x10, Pole Barn, Concrete, 6/12 Roof, 4 windows, walk door and 8x16 overhead door for 22K. Add in insulation and steel inside and mini split, I will likely not exceed 30K at most. We have a lot of Amish in the area so the pricing is very favorable.

Pole barn style in VA 12ft high insulated steel backed 10x10 doors Underlayment under the roof metal and a side door cost me

16000 with 7000 for the concrete slab,sidewalk 8ft long to the side door, a 2ft apron across the front,and 2 piers of concrete for my lift post

Total of 23,000 in just a box with concrete floor..... Expect it to be nice for 30K Im almost there with lift cost, ceiling metal, ceiling insulation,and electrical

I'm building a 30x36, 2 story with fully finished second floor with 3 rooms, kitchenette, and bath... 2x6 studs, 10' ceiling downstairs, spray foam for roughly 70k... Doing some work myself, have hired some out... Start framing in 2 days.

I am in the process of building a 32x46x12 5 inch thick slab 3 bay garage with bathroom. 3 insulated 10.4 x 8 high lift garage doors 2 entry doors metal roof osb inside and out with hardy plank siding. Its dried in now and wrapped starting on electrical and planing on T5 lighting. I am doing this myself with the help of some good friends. 14k in it now and total cost should be less than 22k.

When I'm done my 34x24 (slab on grade) I will be around $23000. I hired out the excavation and concrete but did everything else myself. I'm also in the construction industry so I struck a deal with a general contractor for good pricing on materials.
