30x40x16 steel building

The following thread showcases my father's building. It has been a dream of his to have a shop and he finally ended up in a position to make it happen. The building is located in Clarksville, TN. If you have any questions, I'll try to answer them as best I can.

The building took my father and I 12 days to go from concrete pad to finished building. We had some minor help from my stepmom and my girlfriend. With a building this tall, it's definitely not a DIY project with ladders. Overall, I found the Versatube product to be very respectable. I don't have experience with other building options so I can't comment on how it compares.

Build Specs:

• 30x40x16 steel building with 3:12 roof pitch
• main trusses are 2x4 steel on 4' centers
• end walls are 2x3 steel on 5' centers
• 3,000 PSI mix 4" thick 30x40 concrete pad with sheet ledge, turn down footers, and two-post car lift piers that go 4' down.

Total Costs

• Versatube building kit with insulation $16,000
• concrete pad $5000
• All steel man door $560
• two 10x12 garage doors installed $3000
• Forklift and boom lift $300. My stepmom has connections. These two week rentals would have probably been closer to $4000?

Welcome to Garage Journal. Nice building. Do you plan on insulating the inside or just using the insulation that came with it? Or I assume you have some sort of insulation under the metal. Any plans for a lift also?

My dad wanted to be able to fit big equipment inside like his backhoe. It also gives room for us to build a loft over a section of the garage where there is no lift.

Inside transformation will take some time. My father works out of town so he only comes and goes a few times a year. Unfortunately, the building will see low traffic until he retires. Good news is that it gives him about 10 years to get it to where he likes it.

As far as insulation goes, the radiant barrier is currently installed on the sides, roof, and back. We plan to install foam insulation on the front wall and may add more to other areas in the future. The garage doors will also be insulated.

Snagged some pics with my Geo pulled into the garage. I know they're not the best, but we were busy working on the electrical system the whole time.

I'd say if you're just storing cars, then it'll definitely work as a 4 car garage. If you're planning on installing any lifts or having a lot of equipment, then it'll quickly become a 2 or 3 car garage. With these dimensions, you can basically park 4 normal sized vehicles in the garage and fully open all the doors without banging into other cars or the wall. It gives plenty of room to jack up cars and work around them.

Those are great connections! Very nice build. I recognize electrical construction tools in the shop, looks like some conduits and wires pulled in already

We ran the whole electrical system in rigid pipe so the threader and bender were a necessity. The building has 200 Amp service coming in which should be enough to keep things running smoothly. We still need to install light switches and electrical outlets along the wall, but it was good enough for inspection and the power company hooked everything up earlier today. For any future equipment, such as the 2-post lift, we'll just drop a conduit out of the cable tray to wherever it needs go. We left a lot of room for future expansion.

this is the same dimension garage I'm thinking of building at my house also but thinking I'm gonna do a pole barn style frame instead of metal building but haven't decided yet.

Out of curiosity why did you build it 40' long instead of doing it 40' wide and 30' deep
I've ben tossing around both ideas just not sure how i wanna do it

Hey thanks for the update. I had looked into doing the same size building except I wanted to ha e a 12ft wide full length lean to off one side. This is actually where I'd store vehicle and some equipment like lawn mowers and such. So the shop would have one 2 post lift and equipment for automotive work and wood working. Mostly just want to do work in the garage. Your pics turned out goo. It gives me a good idea of how much space there is. I think that'll be plenty.

Looking at your rendering, I would definitely move the lift back. For comparison, our lift is 15' of the back wall. Leaves room to put a full sized truck on the lift and still have room to put toolboxes and work along the back wall. Also gets the vehicles away from the low hanging garage door.
