I guess since my garage has been ordered I can start a build thread. its already been a painfull experience dealing with contractors on this and my pool. we purchased the house last September and my only complaint was the slope of the land. ive been working with the hoa on getting my shop approved.

here are some pictures of how it looked when we purchased it.

only picture I have of the pool. this was after I cleaned it up. it had pieces of the liner laying everywhere. the neibors said it has been out of service for 4 years so you can imagine the weeds and frogs.



progress is coming along nicely this was a project scheduled to be complete in last October and this picture was taken the other day

I like the size of the this. I've been thinking about building a 24 x 48 double wide double deep. Do you have a layout yet?

I have been thinking of a layout since we moved in but everytime work happens I change my mind lol. a big concern of mine was having the 16 foot door have full acess. it looks like I will luck out there. its a wick building and the plans are two big for my scanner not sure how I would get them on here.

I know the hoa was fighting the previous owners on getting there money. they had a lot of money issues that had a negative effect on me. we weren't allowed to close on the house because of the liens we didn't know about. we had sold our house and I was paying the new buyer rent basically to stay there till this deal panned out. (didn't know if it would) the closing got pushed back and the bank droped my locked in intrest rate. by the time it got panned out intrest rates went up half a percent. in the end it all worked out. we love where we live and we are centered between out familys. half hour each way.

realized I didn't post a picture of the pool completed. im happy with the end result but a little disappointed in the pool guy. what he did do was nice but I figured a complete job would have been to help us get the chemicals going. he basically told us to buy test strips and play with it. he also left a huge pile of sand in the driveway. we have gravel so its a huge mess.

I wont be able to do a floor this year so hoping to get some rock put in. also I feel like it would be best to let the ground settle a bit. door is a 16x11. people keep driving by slow. I feel like im really ******* the neibors off but no one has said anything yet.

one concern I have is the plywood runs all the way to the bottom of the grade board. I know I can get some facia trim or aluminum coil about 6"or so so that the siding dosent touch the ground but im thinking I should seal the plywood or something.

progress has been slow. seems like all it does is rain when I have the time to work on it. the president of the hoa said several people have bitched about it. he said not to worry that it was approved and he probly would have said to make it not so tall but its done. he said some of the people are just complainers.

glad you got it in and as tall as YOU wanted, I hat that HOA's think they can colntol every aspect of the properties.. you bought it, you should enjoy it. 30x48..good dimensions!

progress has been slow. seemed like it rained the days I had off. my buddy and I have been siding it. I got a little impatient and did the back myself. it probly took 4x as long doing it by myself and I was sore from climbing the ladder for a couple days. was hoping the door would be here by now but they said this week. have one side to finish up and siding will be done

things have been slow. it ***** having spent so much money on something you cant use. been waiting on the dirt guy for a few months. "next week" never came. was thinking he ran but he finally droped off some dirt. the ground is frozen now.

this was about all they got done. the guy said he was sliding all over the place and was making a path to get to the back so he didn't slide down the hill. he is also the truck driver and droped off 2 more loads of dirt and put some inside. I was pretty frustrated and had not been in the garage for a while just irritated I couldn't do anything with it. its sparked new life into me and im hoping they continue to get some work done while its nice out. I live between the two big citys so getting dirt here is a major plus. my grandfather also purchased me a door opener for Christmas. they said they would install it last week. after no install I called and they emailed me it would be this week. haven't herd from them yet but im tired of playing general contractor to have no one show or call.

well I came to a breaking point. we have had really good weather for December and I wasent happy that I still couldn't use my garage. there really were no excuses at this point. I called a guy I know with a mini and he came right out to look at the job. in the end I paid 800 for 4 loads of recycled concreate. and I paid the operator 1,500 for 4 days of work including xmas eve and xmas. he came everyday and organized the materials. dug places for the water to go. fixed some drain tile and added some. dug a trench for my wire. set the floor height. finished all the grading and fixed the hill. I am very happy. my concreate savings is gone but I can use the garage now and put some lights in.
