36 x 93 building going up, need input

I just closed on my lot and the max size for a building is 36' x 93'9". I am planning on keeping half the building for myself and leasing the rest out, the lot is commercial zoned. Bonus is there were 2 houses on the lot until 5 yrs ago and I have 2 sewer/gas/water connection already on the lot, power is off the pole on the corner of the lot. Fill dirt has been brought in and half the lot is already leveled.
right now Im thinking pole barn, do the concrete in 2 pours, build the dividing wall so it can be moved at any point down the road depending on the tenant. 14 foot wall with 1 12' door for each side, 1 walk in each side. 200 amp service to each. I have 4 high bay 1000 watt HPS lights already.
Any input or ideas on how to maximize this venture, get a good deal on materials, reliable builders in central ILL. Ill need to hire the basic box construction but I have concrete, plumbing, electrical lined up with friends.

Ive built many garages but never a pole barn or metal building so I am unfamiliar with the construction method and pricing, any pricing guidelines you could recommend are appreciated.
Any good sites for pole barn research?
