4+4=More, plus a house move.

I started a thread a couple weeks ago in the General section. This will be the official move and build thread. I **** at spelling and punctuation so if that bothers you feel free to move on to a new thread. I am sure this will be pic heavy and a lot of rambling.

Started off with moving a 2900 square ft 2 story Brick house.

The whole thing started over a year ago. My brother got the house for a dollar. We started the process of lining things up to move it. Budget was around 150000.00. We have blown past that but may still have a deal or not. Once the house moving was planned we "I" started on garage plans, "HE" ended up with a 44X36 up, 44X36 down, 3 story garage, with a loft. The loft is not a done deal yet since framing has not started and money is getting tight.

The house itself was almost 138 ton. It was built in 1891. I will be posting lots of pics going forward. We got the basement floor and garage floor poured this morning. We had about 5 hours of work chipping and cleaning old brick from the old foundation, so we can do the front of the garage to match the house.

17.7 miles was the the official I think. But they also charged by the the turn which was 8 turns. Trying to upload move pics and garage pics as I type.

Wow that really was a move. I was envisioning a move as in load your stuff and move it in a U Haul to another house. Big project!

They actually sold their house and moved out on June 6th. What they did not move into my garage they moved into this house. Everything was still in it's place when they set the house. There is so much fun coming, I can not wait to show the the story

Well been busy working the last week. Once the house was set and we could get in the house to look at damage from the move, we were impressed. Had some cracked drywall seams and the granite in the kitchen split a seam. A good buddy came in and with about 10 hours work time, had the drywall fixed. Another friend is going to work the counters, he says it should be an easy fix at it just split the existing seams so clean up and glue back together. Camera was dead but will get pics soon of the drywall and counters. When we got in to do the electric we realized the which was run under the original house that was not accessible never got cut. This was the result. So to spend some more money we had a "quick" rewire. Turned out O.K. as there was no room left for the new basement or garage. Plumber came today and got water and sewer tied into house so tomorrow and this weekend is running all the PEX and drain lines that had to be cut for the move. Here are some pics of the house going down the road. Elctical passed inspection today and the structural engineer gave it 2 thumbs up, way up.

Some hiccups along the way, we lost a tire. If anyone with a big rig needs tire service around the Omaha Nebraska area Pacos in Underwood Iowa is the place to call they were there and done in under 25 minutes. When he got there he said I never done anything like this before. He backed his truck up and was in and out in 12 minutes. He even had time to pose for a pic. Once the house finally made it to the site we broke a pump on a turn axle. I will try and find some other pics tonight. The move was suppose to take 3-4 hours I belive our official count was closer to 18. The house got stuck on the last loop of the trip and sunk inches. When they lifted the house the breaker box was still connected via a pipe that was poured into the foundation. So when they lifted the house it pulled the entire fuse box panel about 6 inches down and ruined all the breakers and pulled the wires down. So it all had to be replaced.

The move itself was right around 50K if I remember correctly I can ask my brother as he is the one writing the checks, but the power company got another 40K to move powerlines which is not a subject he enjoys talking about. I got some interior pics of the crack repairs I will post when my wife gets home I left the camera in the truck.

We had a few little cracks that need tuck pointing and some brick to replace along the bottom, but that damage all happened when they lifted the house off the foundation.

Talked to my brother he is going to forward me the spread sheet of cost when he gets it updated, but 49.5K was the mover and 39k was for the energy company. We had to have sheriff escorts but got lucky there because we have lots of friends who are deputies so we just had to pay for the use of the vehicles. Here are update pics on plumbing, drywall and few interior pics They started painting so colors are changing. Water and sewer connection got wrapped up today. We start in the morning running new Pex lines and drain lines. The mason needs about 50 more brick cleaned. Power company did not make it today to do the trenching so power is not on yet. Insult to injury we break ground Monday across the street on a 2800 sg ft house with a 40X32 attached garage. So I will be busy. I will probably start a build thread on that. Heated floors, the whole 9 yards. Hoping we can have my brother moved in by labor day to start working on the garage build portion of his.

The house we start on Monday is for my in-laws. I don't think I have worked my regular day job 40 hours in the last month. I woke up this morning to my wife on the phone complaining about my comings and goings. Went to bed at 1 a.m and up at 3 a.m. with ideas in my head. Fell asleep around 6 this sh*t is so fun I can't get enough.

Got basement window openings prepped and ready to go for windows over the weekend. Still need to work on below grade exterior doors. Got some grade work done. I did not measure but will take pics tomorrow, I would venture it was almost 1.5-2 foot with a lot left to go. We got almost no plumbing done, "is there an easy way to fire your brother (me), and your father?" I was not as helpful as I hoped this weekend. With 3 kids of my own and a wife you have to set priorities. This week everyone goes back to school so I will have a little more free time. I did get a new fan/light hung in "MY" daughters room tonight. That made the house a happy home again. We got several inches of rain last night which helped settle the ground around the foundation getting us closer to doing a driveway and the front stoop is ready to pour over the bomb shelter. Sounds like that should be Tuesday. And the concrete guy stopped by my place tonight to measure for a new driveway and front steps. Tomorrow should be a very eventful day. A big portion of the main floor got painted and is ready to move into if my father and I ever get the plumbing hooked up. I am not looking forward to the heating and A/C. I however have not given my brother "his house" enough credit, I am still unsure how he has not driven his car into the river. If he ever finds this thread he will be not be happy with my spelling, grammar or punctuation. Pics to follow tomorrow, Thanks for following along!!

Pouring stoop tomorrow finished up the bracing on the underside for the "Bomb shelter"and rebar. Foundation guy stopped tonight to check progress since he had not seen the house on the foundation and thinks there is to much fill dirt in front. We are hoping after today for a bit more rain. He also had regret about the size of the breezeway/deck between house and garage, and wishes he had poured them closer. I asked if he ever had to much outdoor space and he had no comeback. Will be a covered pie shape 10 footish in the front and about 36 ft in the back with a somewhat wrap around deck on the back of the house. There will be room on the under side of the breezeway floor for a decent sized shed should the need arise later. I am hoping the basement of the garage will turn into a woodworking shop. I have been watching auctions and stuff is going for stupid crazy prices. Here is a pic of the new upstairs box, pretty full, and the new service for basement and possibly the garage. Also most of the front grade work completed today. Still not much plumbing and still waiting on my father. Can't wait for basement steps soon but really want the electric to the house and someplace to pee and wash hands.

Stoop is done and cooler is empty, energy company says they are 6 weeks out. In-Laws basement hole dig should be done tomorrow. Ready to pour foundation Monday we hope!!!!

Pretty good day. Had a couple inches of rain overnight. We got all the windows installed in the basement foundation. We have running water and drains in the basement as well. Should be done with the upstairs 2 levels tomorrow hopefully. Made a call to the power company and they now think they can make it in 7-14 days. With all the rain we had a swimming pool this morning at my in-laws foundation hole across the street (build thread to come on that}. It was dark when we finished tonight so pics to come tomorrow. Here are a few I did get taken the last couple days of my in-laws. Now hoping the framing may start on his garage this weekend or early next week. My brother is hoping to do the breezeway and deck first but I am trying to make the garage the priority. First we need to get the basement stairs in and finish up on the plumbing for the rest of the house.

We keep plugging away, but it is getting more expensive every day.
Lost a 26ft car trailer in an accident going to get the steel for the garage and bought a 10ft h&h trailer to haul things. Pretty sure my brother has NO friends left. Hell if he was not family I would kick him in the nuts and walk away!!! GOL!!

Home for the day, I will post some pics. Spent all day working on plumbing. Got more rain overnight and it is a hell of a muddy mess. The french doors in the basement going outside are in. Lumber is there for stairs and utility room. Three of the four bathrooms are plumbed for drains except for toilets. Toilets needed to be taken out on the main floor to replace flanges. The ones there were smaller pipe by about .25 inch. Thought it would be easier to just replace flanges but after toilet came out we found out they tiled over the flanges. Big pain we cut them out in four pieces and had to make a plumbing run tonight. My brother started a new job and is not around to make decisions, so I play the a--hole in the middle. Doing basement stairs tomorrow and hopefully cutting in the stairs to the basement garage. After working all day my brother shows up and pisses me off. He wanted to know what 4 F-in adults did all day. At that point I was ready for a break. Pics of door,old copper new stoop, and some of the base delivered for the driveway. Also a pic of the roof. The garage has to be attached to the house. The tiles are a lifetime roof tile, made of aluminum I think. When he priced it for the garage I think the bid was $27000.00, so looking at something that will be complimentary. Until tomorrow.

Got a few things done, support post in for front stoop, rails ready to go in, driveway area excavated and ready for some base. I will leave the last pic to your imagination. Not sure if he needs to put the rails on the front stoop, what say you Garage Journal? At this point the rails would be purely aesthetic.

When you say "needs to put rails" do you mean safety/code (no) or just for appearance (maybe). I wouldn't do the regular 6" spindle, paint it white sort of thing. Space the spindles more to keep the open look..............or just leave it which I think appearance wise is also fine.

The step down is low enough. The posts were existing and needed. The rails are option because not having them is not a safety hazard so code says they are not needed.

Railings are in. But I had nothing to do with it the last couple days, after he pissed me off over the plumbing. Framer thinks we can start framing the garage this week, so it is about to get real on that front. I say we but I will not be helping without an apology over the plumbing comments. And I am very passive aggressive when pissed off. The framer is a good friend and wants to save him as much cash as possible, and at this point I really don't care.

Driveway was to be pour today, but called off. They wanted to frame basement patio and basement garage entry. I got over my anger so back to helping. Came up with an idea when I looked tonight and spoke to the framer. Instead of stairs from the garage to loft, when the breezeway is built over the deck to the garage, put in a walkway from the upstairs of the house bonus room. Framer liked it but we have not run it by my brother. Here is a pic of the window he was trying to save that I want to make a door. Mean while back at the in-laws we have a hole I am calling a swimming pool. We can't put a pump in to drain because the power company won't hook up the temporary box, because they are to busy.

Well we are on garagejournal.com and it is finally garage time. We got the walls framed today and driveway is in, as well as the basement entry and stoop for the walk in door on the basement garage. Trusses for roof should be here some time next week. No hallway/walkway from the upstairs of the house out to garage. The cost was more than he could afford. Here are a few pics. Still waiting for the concrete guy to cut the hole from upstairs garage to the basement garage. He wants to wait until the roof is on to keep the basement dry. Makes sense but I want it done! Finished up with sewer and drain lines and almost all the Pex is done. Waiting on city to put a water meter in. My thought is they have had almost a month, hook it up and get going. Whats wrong with a couple months of free water? Working again all day tomorrow but probably not much pic worthy stuff. Hoping to move them in this weekend if we can get water done.

City stopped by today about water meter. They were not happy about driveway. To much concrete. They were talking to one of the framers who had nothing to do with concrete, so I got the story second hand. They approved a 4 car 3 story garage but think the driveway is to big? How do you get to a four car garage without having a four car wide driveway? We even narrowed it as you get to the street. Hopefully don't have to tear anything out. He bought 2 lots so he could keep lot coverage within acceptable levels.
