40 x 40 first quote in

I have been looking for some time and had trouble finding someone in Texas.

I am planning what I thought would be a simple 40x40 with two 16’ x 12’ garage doors and one man door. I would do electrical or sub it our separate from the build.

The first sticker shock is concrete. 12k for 4” with 18”x24” perimeter and T internal.

The Building and install 25,500

I was thinking something like this is around $30k so its not too far off.

You really might want to think about windows. In my opinion windows allow natural light, keep it from feeling cramped, and allow wind to flow through.

I just got a quote for a 40x80

$23,160 for footings

19,200 for concrete (4,000 PSI)

I will still need to bring in fill material and excavation.

I wasn't expecting the footing price to be that much.

About right for the concrete. Used to estimate concrete at $200 a yard complete. You are looking at somewhere in the 50 yard range, so depending on his rate for the mix, and the size of the cross beams, about right on here in the DFW area with current pricing.

I'm working on a red iron 40x40, the slab was $12,800 with footers/piers and 4" so your quote isn't far off.

Once the steel is up, he is coming back for an apron off the garage door. I'm thinking a 12x16 is going to be $1000.

I just paid $27k installed for my 40x60 with 2 doors and 4 windows. Concrete was $17k but its 6"

I'm right up the road from you ;)

Do the door oppose each other or are they on the same wall? I live in SW Arkansas so heat plus humidity *****, we have opposed doors and windows in our shop and it not so bad on hot days with a shop fan.

Wow, gotta love labor costs in Texas! Up in Michigan last year I had 3 quotes for a crappy 2x4 stick built 30x38 with no electrical, no windows, and 2 garage doors and a 4" slab that came in at $47,000, $51,000 , and a nutjob at $72,000. Housing is in such a high demand no one wants to waste their time around here for a garage.

I said screw it and am building it myself. 42" trench concrete footings with concrete block (am on a hill so there are 3 courses in the back) was $6500. In the process for a slab quote (I did all the prep work, grading and rebar) so i'll let you know what they come in at next week. Materials for the now 30x38 with 2x6 studs on 16" spacing and custom scissor trusses was 15k total including siding, 6 windows, 2 large garage doors and a man door. I'll be doing electrical and insulation/drywall later.

I don't know if you guys have them down there, but might I suggest trying Menards to "build" your garage so you at least have an idea on materials to get an idea if your quotes are BSing you or not. I ordered the "kit" of materials it came up with from them after building my building online and it was spot on with a bit of safe extra :thumbup:

I was thinking the same! Your building costs would likely be double that...and concrete triple...you can’t even get labor or bids as the market is so white hot for homebuilders...

Building a garage only would need to be done by scheduling at least 6 months out...if you could find someone...

Good luck OP...be glad your not out here...for ALOT of reasons besides costs, taxes, fees and liberal ****!

Your building costs are pretty comparable to mine. I had 1 man door, 4 windows, and 2 doors (8x8,16x9). Your concrete is way higher though.

Windows are a must IMHO.

I'm in Buffalo and when it hit the 90s here, the building was unbearable. I just finished insulation and it made a huge difference.

Thanks for all the great comments. To make a short story long, I originally started getting fence quotes, which lead me to this guy who does buildings. The same thing is happening here with housing the concrete can’t get quick enough to the new builds and impossible to find someone to build me a garage. I don’t want to go with the first one, but I also don’t want to lose someone willing to build it.

I used a recommended GC through Muller Buildings. He was based out of Maypearl. Overall everything was great our concrete guys kind of sucked. here is the details of my build:
30 x 40 x 14 (16' peak) Insulated
2 10 x 10 Doors - Insulated
2 windows
1 walk door

Total build = $36K -(about $16K in concrete and dirt work)

I'm right down the road from you as well.

When did you have that built? Idk how extensive your dirt work was, but the overall cost makes me feel better about the $50K price tag for my 40x60x16 with 12x14 insulated doors and 4 windows.

That just for the building?
Seems pricey. Then again, steel has gone up apparently.
