40' x 40' High Bay Garage Build

New to the forum so I thought I would start off with pictures of my garage build. It's 40'x40' with 16' eave height and a bonus room via attic trusses. It is for the snow plow dealership and custom hitch installation business I've added at one of my properties. It's not my dream garage (I can't afford that right now) but it will be pretty nice and I have it set up to add on in the future.

Started with running water line from my current office, underground electrical, plenty of site work going on here as we also added 9,000 square feet of new self storage units.

The underlying ground had been excavated in the past so I had 4' of gravel installed and compacted every 8" topped off with 12" of 3/4" crusher run. I dug in and installed the plumbing for the floor drains and dug the rough haunch for the foundation system.

Here are some more pictures of the site work, rough in plumbing for the drains and bathroom as well as the early stages of the forming. We went with a 16"x16" perimeter haunch, 6" floor with 12" 3'x3' where the 2 post lift is being installed.

Concrete got poured and finished, we insulated the perimeter with 1.5" blue board that will get wrapped with flashing. Framing has started as well. The small 8'x8' pass through framed in will actually be covered and is a provision for an addition in the future. It was on the side wall which is load bearing so we went with (3) 12" LVL's where as the overhead doors, man doors, and window headers are 2"x12" dimensional lumber as they are on the gable (non-load bearing) ends.

More framing and trusses getting set. I opted for a 6/12 truss with a 12'w x 7'6"h bonus room. I plumbed it for a bathroom and kitchen but will probably leave it unfinished as storage for now. As I'm sure you can imagine I am over budget so that's a project I can hold off on for now. I'll post more pics in the next day or two. Thanks for looking.

What a great build! Thinking ahead for additions is awesome... Keep adding on until you hit the property line, then go up!

Thanks. Fortunately I have 18.4 acres here so I can keep building "out" for quite a while. This garage will actually put me over 20,000 square feet of buildings on this property and with the parking and driveways I am only occupying approximately 2 acres.

Here are a few of the front exterior and the ceiling thus far. I am doing low profile white steel siding for the ceiling on top of OSB but Code Enforcement made me add a layer of 5/6" fire rock as well.

Exterior on hold until the siding comes on Monday. Man doors and windows installed and overhead door openings finish framed and wrapped with PVC coil stock. Bathroom with mechanical/air compressor room on top is framed. Got a good start on the wiring as well. 200A main panel with a 100A sub panel on the opposite wall where the future addition will be.

Looks great. Almost exactly what I plan on building at my house. Can I ask, what are the dimensions of the loft area? Also what is the roof slope/pitch and peak height? Trying to get a good idea of where I'll be when I build mine.

I'm not sure if the loft is the compressor room above the 1st floor bath or the attic truss bonus room so here's both.

The bathroom is 5'6" x 7' as is the compressor "loft" above. The bonus room is 12' x 40' with 6'10" side walls and 7' 6" ceiling height. There room has a slope of approximately 17" from the 6' 10" side wall to the 7' 6" ceiling.

The trusses are 6:12 pitch with 2"x8" top and bottom chords. The walls are actually 16'3" and the peak of the truss from the garage floor is 27' 5".

Siding is on and overhead doors installed. Exterior is finished minus some minor grading and the deck/stairs to the bonus room.

I've been at it every day for the better part of a month trying to get the inside finished up. Unfortunately, I have my other businesses plus this project going on and some infrastructure upgrades as well so I'm not quite finished but it's close. Thanks

Awesome garage. I'm looking to do something similar. Where did you find the blueprints for the garage, or are they a custom set?

I designed it. The trusses were engineered to code plus. I had to have stamped prints for the foundation so I used the ones from the self storage buildings I just added at my storage facility. Code enforcement let it slide though it's probably overkill it was the least expensive route.

2" staggered in the bottom chord were okayed by the truss engineer. They didn't want me to run any lines through multiple chords on the same plane or bore holes larger than 2.5". Anything less than 1" didn't count.

glad you got the ok. I have seen some pretty dangerous situations over the years.
