I figured I would start my own build thread as I finally get closer to having a detached garage. It will be a 40' wide by 24' deep by 14' high pole barn style in Montgomery County, MD. The garage will have 2 10x10 doors and the remaining ~16' will be used as a workshop. They will also be putting in a 4" slab after the building is completed.

I had several trees removed to clear the build site, and then removed a wood walkway and flower bed before the contractor came in and spread gravel to level the site for construction., which is where it stands now.

Hopefully I'll have more updates in the next month or two. I have already ordered RaceDeck to go down and 2 Liftmaster 8500s.

I was looking into getting an Atlas 8000 EXT but it appears the price has gone up by over $1000 in the last 6 months, so that may not happen anymore. If anyone has any other suggestions on models or knows of any promos, please feel free to comment or message me. I currently have a QuickJack 7000 that I plan to keep using.

Looking forward to seeing your progress. It will be fun to compare notes on layout given my flipped orientation at 24 wide x 40 deep versus yours of the opposite.

Pretty close to me in College Park.

How long was the process to get to where you are now? I’m sure there was more than one hearing and meeting.

Are you doing any of the build or is the GC handling it all?

I started getting quotes in May, signed an agreement with a GC in June. I was on my own for getting the residential building permit with the county, but they provided the architectural drawings. The permitting has been converted to online only and it took several months because they would only point out 1 issue at a time instead of all of them at once. Once the permit was approved, the GC got me on the schedule to do the site grading a few weeks back and my build date is January.

The GC is handling everything but electrical

Update: A lot of rain on Sunday helped clear out the driveway from snow for delivery of materials today. Posts go in on Wednesday and building starting on Friday. Hopefully the shell is done by Monday but it looks like snow is in the forecast this weekend again.

The bumper guards are still on the back and the front even has the filler piece still. Uhhhh we need to meet up for sure!

Overhead doors go in tomorrow, stone for concrete pad delivering next week, pouring a couple weeks out because of the cold front.

Glad you have the garage doors - those are hideous lead time!

I've never been involved with construction of a pole barn. I understand the slabs are poured after construction like yours. How is the slab poured relative to the siding to ensure that water never enters the building at grade? Slab edge exposed and above grade and siding overlaps a bit?

This was my first time doing a pole barn as well. The base of the building has a 2x6 skirtboard. There should be stone leveled up to the bottom of this skirtboard, and then the concrete pad gets poured on top of the stone (4" in my case), so it will cover most of the skirtboard. That should mean that the concrete floor is 6" above outside ground height. From the outside of the building, I will backfill dirt under the skirtboard/siding to fill in gaps.

We have a floor! Now is the hard part of waiting. I'll probably start mounting the garage door openers and ordering the wiring supplies. Any other suggestions before I can put vehicles on?

Looking good...congrats on the new slab! If you're still doing racedeck, I would wait to bring too much in until those are in place. I look forward to seeing more updates.

Yeah I don't plan on moving a lot of stuff in, but I could not get a straight answer on how long I should wait before putting the RaceDeck down on the concrete. I did not get FreeFlow, so I am worried about if putting tiles down will affect the curing process of the concrete. So my plan right now is wait 28 days before putting the RaceDeck down, but since I can still walk on it, I'd like to get the door openers hung and maybe some wiring/lighting done

New residential construction guy here:

Typically with concrete you will hit around 70-75% strength in about 7 days (we have been very cold recently so maybe longer). The 28 day number you should be beyond mix strength. The one commercial job I did, they did test cylinder breaks at 54 day days if the ones at 28 days were suspect.

For comparison, when we pour new concrete driveway aprons, we ensure a minimum of 3 days before we let light traffic on them, and typically pave the driveway with 7-10 days of pour. YMMV.

Thanks @larry4406. I'll see if the coloring changes much, just worried abut messing up by covering the concrete with tiles before it's ready

Before you put vehicles in???? LOL....in this order....finish all electrical, insulate, drywall or something on the walls, epoxy floor.

Very nice. My neighbor just had one of the “sidewinder” garage door openers. I never saw one before. Great for a high bay.
