40x60 attached garage.

My wife and I bought 2 acres of land last winter from her grandpa and we built a house this spring. We failed to do our homework before we started the house and found out we were restricted on the size of the accessory building we could have. Who would have thought her grandpas 200 acre farm that he has owned since the 40’s would be zoned R-1. So a long story short, we tried a variance which was denied so we worked with the township and it came down to having to attach it to the existing garage to make it a 3rd car garage.

It’s going to be a 40x60 post frame building with an 8/12 pitch. First half of trusses are going to be scissor and the second half will be attic trusses. It will be attached to the existing 2 car garage with an 8x12 “breezeway”.

Funny, the games we have to play to get things approved. I chuckle at the thought of attaching a 2,400 square foot garage to my less-than 800 square foot house. Sounds like about the right proportions!

I went with a 10 foot sidewall so under the back half will be 10’. The front half has scissor trusses and my goal was to just be able to get a lift in. I think in the center I will have about 18’

As it sits today. I worked yesterday and my wife said the builders were only here for an hour or two.

Yeah, that is crazy. They are ok with you attaching a pole building to your residence... but not ok if the pole building is sitting out away from the residence. :eyecrazy:

In any event... it'll be convenient.. you won't even get your shoes dirty going to the shop :bounce:

I like the fact that I don’t have to go tracking through snow or rain ever to go work in the barn. We are going to do everything to make it look good that close to the house. I think it will look goofy but not an eyesore. It just baffles me that they would rather have this instead of a barn in the back where it belongs.

They denied my variance request because they don’t want to set a precedence. That was the boards wording. No explanation other then that. So this is what I got. Played by the rules and beat the system. I think the building department manager for our township was trying to find a way to deny it because we we went back and forth for days going through codes and ordinances.

There are benefits to it being attached... But it is just too funny to have an "attached garage" over 1000 SF. 40x60 is huge. Great start. keep the pics coming please.

Those are going to be some huge tall trusses.

Did anybody do a mock up of this for you to visualize scale / proximity prior to construction?

No. It pretty much is what it is. Doing it this way was about the only way to get the size we wanted.

Love it! Wanted so bad to have my build connected to the house until I found out my taxes and insurance would go through the roof! Looks like a nice build, I am doing something similar with the attic and scissor trusses a little south of you.

I had the same issue, I'm allowed 1,200 sq. ft. of outbuildings and the maximum height can be 15'. I looked at attached and it was about $5,000 extra to put in footings and attach the garage. I was able to go with a 1,700 sq. ft. attached garage. Because of the shape of my lot I went with an L-shaped garage so the back corner is really nice for a workbench and projects.

Trusses arrived this afternoon and yesterday I picked up 80 sheets of 2” foam for under slab insulation. My concrete guys told me to get this stuff. R-10 and 24psi rating.

Had a nice 50 degree day today here in mid Michigan and no wind. I would have thought they would have taken advantage of this weather and got to work on the trusses but they were a no show

Hopefully they show up for you tomorrow. Suppose to be nice till Tuesday. I had a gravel train get stuck in my front yard bringing in stone for my base today. This freeze thaw here in Michigan is a blessing and curse all at the same time!

And then this morning we had some serious gusts of wind. A lot more then predicted and did a little damage.

I am just glad I hired a builder that is insured. I thought about building it myself to save a lot of money. We are just waiting on the builders insurance adjuster to come out and do his thing. Then clean up and start over.

Wow, that's a bummer. I would have figured the concrete goes in the holes before the trusses go up, is that common to wait to fill later? Hopefully nothing hurt your house at the attached part

The flat spots are so they can deliver them. They are a two piece truss.

They don’t set the posts with concrete very often around here. They just use a big concrete cookie in the bottom of the hole and back fill.

Yes we are matching the exterior. Same doors siding and everything.

Awesome. I'm doing a 40x60 detached and matching it to the house here shortly. Not 100% sure if I'm doing pole building or traditional construction yet but im anxious to see how your exterior finish comes out and how well it matches the house. Keep the pictures flowing!

I've never seen a pole barn attached to a house with footings before. Is there anything special that needs to be done in a scenario like this?
