40x60 finally!

Finally Finally Finally closed on a house/property. 30acres of awesome! Closed on the house 3 weeks ago and got 40x60 started a week later.

At this point, it's ready for metal on Monday! So not long now. Beyond excited

40x60. 2 10x10 garage doors & a man door. 1 bay will have 6in thick concrete for car lift, rest will have 4in. The building itself is all that I have planned for now, but I'd like to insulate it and finish inside

Since everyone probably wants to know pricing (and so did I), here it is:

40x60x12. Site work was about $4000 and building was $36k erected. Metal is 26 gauge all around, not typical 29. The 36k includes concrete. Pretty good deal.

But that's just building and site work. I'm on my own for electricity, insulation, etc. But my best friend is an electrician so he and I will do that together. 100amp box, and we're running wires under ground. Insulation will probably be spray stuff. That's the best from what I hear. And we will finish inside with metal probably. I like the idea of using the same metal that's on outside. They looK good. Any disadvantage to that?

I'll probably acid stain or paint the concrete floor. Builder is stubbing in several PVC pipes for electric, cable, etc in the concrete now, so those things will be easy to add without tearing up concrete.

If you look at the last picture of the building that has the man door ... You can see all the way to the right, we left 8ft of space between corner and where the garage door starts. On purpose .... That will be the area I have a 6x6 bathroom with slop sink & shower! Yea buddy. Might just move in !

Yea atv/dirtbike trails galore! Bought a diesel kubota tractor with bush hog. Can't see one neighbor. Make as much noise as I want. New wife and I love it. Gonna be here for a long time. She got the in-ground pool with the house and I get a garage built. Fair trade

Central MD is awesome. I've lived all over the country. Once you get up to PA, NY, etc etc then you have crappier winters... But md is not bad at all. Central MD is not in any way uninhabited. The second largest city in Maryland is Frederick (after baltimore) and that's the county we are in. So definitely a nice find at 30 acres because there arent too many of these properties left that arent chopped up. Some winters it never even snows. But we definitely have 4 defined seasons.

question ..... should we do some sort of insulation under the concrete? I heard that's not a bad idea. We are stubbing up PVC for sewer, water, electric, etc etc in the concrete. And the only other thing is we are making a 'bay size' area 6" thick concrete and the rest 4"

any other tips or pointers to do now before concrete is poured?

Great looking build. I can't decide on how large to make my doors. How did you arrive at the decision for two 10x10's? My tallest toy is just at 9' with the sunshade mounted so a 10' tall door is adequate. I'm thinking of doing two 12x10's. I also was thinking of placing them on opposite ends of mine. Making one side a working bay and the other side as access for storage of vehicles and equipment. then putting the walk door in the middle and having the middle space for work tables and tooling area. So how are you seeing yourself use your space that you put both roll-up's toward one side?

At a minimum you should be doing gravel and a moisture barrier. I can't speak for the insulation. Here in NC our winters are way milder than yours will be. I've been in shops around here that are easily heated with wood stoves and waste oil burners that do not have insulation under the slab.

I have a motorcycle & powder coating shop. And our doors are 9'. So i had a reference. I've never had a problem with 9'. But the 10x10 doors were the same price as 9x9 so I went with those.

I thought about putting the man-door in the middle of the 2 bay doors but I think that looks dumb. And the way my drive way comes up to the building, it made more sense for me to have the doors on the right side. And keep in mind that "generally", when you have a bay door, you are going to pull a vehicle into it and you will end up putting 'stuff' on both sides of the bay. So if your man-door is in the middle, you may wish you did it different.

more pictures ...... just about done. concrete got poured yesterday. just need garage doors installed and we're basically there.

ive already started going over options for insulation, electrical stuff, finishing inside walls and ceiling, etc etc.

we roughed in a 6x11 area for a bathroom w/shower. Ill probably never use the shower, but its just awesome to have

I decided to insulate the perimeter and the floor area under the concrete. not doing radiant heat, but the cost of the insulation board was fairly cheap. From floor to ceiling is 12'2" so it seems like plenty. We stubbed in PVC for electrical wires, water/sewer, and an extra for internet, etc

yep its coming along. gonna get electricity in there asap so we can insulate and finish the inside with the metal siding. and ceiling too. !

yeah middletown valley is amazing

mine was saying that but I only have an acre so my 28x36 was as large as I went.

hahaa. you would think so! HOWEVER ....... the catch was simply this;

HER: does your building have to be THAT big?

ME: babe, the property is 30 acres, so you wont see the building from the house, therefore its not going to dwarf or overpower the house.

HER: I still think its too big. Why do you need all that space? What are you going to do in there?

ME(as i reach into my pocket): how about you take this bag of M&Ms and draw me up your dream in-ground pool. Dont worry about my building.

HER: You're going to build me a pool?

ME: Yep.

HER: ok, get whatever building you want.


My wife is 29. She's simple. Give her M&Ms and her own pool, And you're good to go. I already have plans to extend the side of the building 30ft more. I got the itch

oh yea. manufacturers have been running for the hills. not just gun companies either. a lot of businesses in MD are rolling out because of the tax structure and such. we'll see what happens.

As far as wife training...regular M&Ms or peanut? Mine requires peanut.

well see here's the deal with the peanuts. you can't give em those all the time because then the bar is set there permanently. then regular m&ms have no value ... ever.

so you need to get her hooked on & loving the regular ones first. then slide her the peanut ones here & there for special occasions. its like the difference between taking her out on a dinner date or signing up for those salsa lessons shes been begging you to take. if you give her the salsa right away, you've set the bar too high my friend .... and no date from that point on will be good enough. always have that carrot hanging high but still in sight! :thumbup:
