How much should I expect to pay for a plain 40x60x14 with 4.5" cement. No windows, one garage door, one walk in door. Thanks

Double what you expect.
You won't really get an idea until you get some bids. Things are crazy right now. Is the site prep done? Pole or stick built? Any electrical? Heat? Insulation? How much DIY?

My guess is at least $120K

What type of construction? What wall, ceiling, roof materials? Foundation, thickened edge slab, or...? Stem wall? Insulated? If so, to what R-value? Wrapped? Wired? Plumbed? What size garage door? Way more details need to be shared here. Until then, I agree with manwithtools estimate.

I'm getting quotes of $90-120 per sqft for empty shell with concrete slab and 12ft walls in middle TN, if they even give a quote.

I worry that prices wont go down either.

Stick-built 40x60x14 with 5 1/2” slab four years ago was about $54/sqft without labor finished inside. Probably no longer relevant due to Covid and location.

In Northeast IA I should be at $32kish for just the empty shell and concrete for a 30x48x16 pole all DIY, with my rough digging before I decided to DIY I was looking at about double that for it to be put up without factoring the somewhat extensive excavation work.

Four years ago, our 40x50x14 red iron shop with an open span 4/12 pitch roof, insulated, on 5.5" of concrete, with a 12x12 garage door, a 10x10 garage door, and a man door (all doors insulated) with two exterior colors (wainscoting) was less than $38k all in.

I pre-ran the PVC conduits under the slab area and stubbed them up where I wanted electrical ran from the main power panel in the shop to the outer walls. Cheaper than trying to run conduits up/over the ceiling, looks neater as well.

Now? I'd bet that's closer to $50k, if not more.

Located in central Oklahoma.

Winter of 21-22. 37k for diy stick built 26x44. 12’ 2x6 walls. 2 man doors, 3 windows, one 18x10 and one 9x7 insulated metal backed doors. Finished inside with full bath, emt conduit electrical, tube heater, gas line, septic system, 6” floor with insulated frost footings, 100’ of 4’wide side walk.
You can save a ton of money when you diy.

Well conditions are changing, new home starts are starting to drop sharply as interest rates go up and recession starts having impacts on long-lead-time capital investment.
So the trades are going to be looking for work soon, rather than picking or choosing and issuing 'FU' quotes.
If you can wait a few months or even until mid Winter, you'll probably get a much better bid rate.

I agree with the above. Our housing inventory is going up, mean time to sell is going up, prices are going down (here anyway).
With relaxed building pressure concrete should come down. Labor should get more competitive, other materials might come down.
Hard to time the market though.

Ditto. I was at $25/sqft for a 30x60x12'7" with full foundation, stem wall, 4" pad, stick built, metal sheeted building with two 16x8 insulated overhead doors, 6 low-E windows, insulated 9-lite commercial door, etc. etc. etc. in 2018. $120 sq ft is nuts!

33 x 60 x 14 with a 12 x 60 porch for me. Ridgid frame red iron. Cost me 49k and some change. Not including 2 man doors and 3 garage doors. Concrete will not be cheap with that much and not including fill and someone to pour it for you.

I'd venture you will be out 100k out after assembly not including electrical, insulation, plumbing, any fun add ons.

Blue collar hobbies are no longer for the blue collar unfortunately.
