40x60x16 Build coming up

Hello All,

My name is Tom and I have a 2nd home in Michigan (Osseo) that sits on a 1/2 acre and is in desperate need of a pole barn!! The site is cleared and leveled and the tentative plan is to start the build on 4/13/15. 40x60x16 should suffice and am anxious to begin the process. I have found an excellent builder who is just wrapping up a very similar structure locally.

The plan includes a 500 square ft apartment for extra guests, the rest of the structure will house 3 boats in the winter and be unused (except for friends and family gatherings in the summer)

What I know so far: in floor zoned heating, green metal roof, tan siding, plenty of LED lighting, several windows, 2 garage doors: one 14x12 the other 12x12, spray foam insulation on walls, finished ceiling (blown insulation in the ceiling) parking pad 15' in front of the garage.

I will post pics to document progress - if you have any questions or comments, please ask!!

Thanks for the welcome. Some things I omitted in my OP (although may have been obvious):

The apartment will consist of 2 bedrooms, roughly 11x13 each, 1 bath 8x9, kitchen and and open area making up the balance of the space. I am up in the air (but leaning towards tiling the whole space to facilitate disseminating the heat from the floor.

The garage area, roughly 47 (wide) x 38.5 (deep) will remain bare cement, be sloped back to front, 2 grated drains near the 2 garage doors. There will also be a standard entrance door of course .

I will easily be able to fit my 14' RIB (on a trailer) and two 20' pontoon boats (sisters' and good friend) in there (no trailers on the pontoons and thinking of making stands for each with large/nice casters so the pontoon boats can be moved around if needed.

There will be storage above the apartment and long term plan would be some sort of mezzanine for 2 step daughters music/art/hangout getaway space.

I will post a drawing in the interior soon! Been lurking on GJ for about a year and finally able to put my plan into fruition - 3 more weeks - weather permitting.

Why incur the expense of not only installing a heating system and insulating but also the cost to heat when its intended purpose is going to be an unused storage shed in the winter? The potential apartment part... different story obviously.

Hi Chris......in the winter, it will house 3 boats.( 2 pontoon boats and a 14'RIB) ....mine, (14'RIB which i will be tinkering on throughout the winter months) and my sisters pontoon( her family is new to boating and all the maintenance that goes along with it) the other spot is for a really good friend/neighbor

In your OP, you mentioned "rest of the structure will house 3 boats in the winter and be unused". Seemed silly to outfit and heat an unused building vs winterizing a boat in my mind...

MAC: there are plenty of garage threads in garage gallery section that you might start reading and see what others have done. it's not rocket science, but it's always good to plan ahead. put the most important items and then future improvements on a list and see what all you can build.

you might also start a build thread and put the link in your signature so when you are posting questions and answers in other parts of the forum other members can check out your thread.
