48' x 84' Garage Build

I have been on this board for some time and have been able to collect a lot of good ideas over the years. I finally got started on my garage build a few months ago. Progressing nicely.

Basics...
Building is 48' Deep by 84' Long
48' by 60' has 16' ceilings, the last 24' has 14" ceilings
Due to zoning requirements the building has an "apartment" in it.
Full bath, kitchen, utility room, living room and bedroom

This will be my personal garage, I do a lot of car work and other fabrication work.

First step is the site prep, lot is just over an acre, bought it specifically for this project. Had to move a pretty fair amount of dirt. The elevation at the back of the property was cut down about 4' and that was pulled to the front of the property.

A few pictures of the framing process as it was on going.
The framing guys really did a great job, it was pretty muddy up there the entire first two weeks of the process.

Next they started with the roof and the sides... total duration so far from the start of the framing to the end of this post is about 2 weeks.

Plumbing was next.... from a cost perspective, this was something I really underestimated. As mentioned I have a full kitchen and bathroom, but also went ahead and put in a hook up for a washer and dryer. The other goodies are a hot and cold water near two of the smaller doors and of course floor drains in front of those two doors for washing cars. Finally a utility sink for cleaning up without going in the apartment area.

This brings me to where we are today... The floor was poured a week ago and I have to say it is really looking like it coming together now. The guys did an awesome job on the floor.

Floor is 4000 psi, fiber filled, 4" thick for most of the floor. The last 16 feet, in front of the 14'x14' is 5" thick. While I don't own or can't see myself with an RV, I built the building so that if I ever did sell it, the new owner could use it to house pretty much any RV on the road today.

I have already purchased the U Coat It for the floor, Dark Grey Ucoat it with AF clear coat.

Based on a lack of deep puddles, I'd say that floor slab looks really good! Quality finishing.

Agreed... there were two 1-1.5" deep puddles about 8' in diameter around my two floor drains that were of course taped up during the pouring. The floor is really done well.

Nice!!! I wish my shop had an "apartment." What's up with it being required? Some sort of size of the building related deal or?

The land is zoned agricultural and the only way you can have a "barn" or "garage" on it if it is actually for AG use.

So in order to be legal I had to build a single family dwelling. It just so happens my dwelling is 500 sq ft and the garage is 3500 sq ft.

At the end of the day I was going to build a full bathroom and an engine assembly room anyway. So it worked out.

Ahhh. I see. Makes perfect sense and the ratio of shop vs house seems about right to me also. :drool:

Garage doors were installed. I went with a nice thermal pane garage door, openers only installed on the 12 x 10 and 16 x 10 doors. The 14 x 14 door will not get near as much use so no garage door open was installed.

We also got a little surprise last week here in East TN. Only about 3 inches of snow... it is amazing how everyone reacts here to snow. Growing up in Michigan , three inches is nothing...we had 40-45% of the people in our plant go home or not show up for work!

Started construction on the apartment yesterday, some pre-construction pictures and the load of lumber delivered Friday morning.

This will be a 2x4 construction, with the exception of one 2x6 wall, due the location of some of the plumbing lines, should I say mis-location. Having this to do over again, I would have provided a much clearer drawing to my plumber before having the slab work done.

At any rate, we worked around it. Was about 50 degrees for the day as well, not too bad for February 1. It was too dark to take pictures when we finished up so those will come today.

Here is what we got accomplished yesterday... got some help from my friend, went pretty well.

Chalking everything out on the floor was really helpful in visualizing and helped give a quick check when putting in the walls.

Today I was working solo, made another three trips to Lowe's and got quite a bit done.
Several of the walls are up, need to get another load of materials for my door headers, etc. Knew I would end up forgetting something.
