Looking for layout advice for plan to build a pole barn this summer. The front 32' will be a heated shop, back half will be cold storage. Looking to match the house since it'll be so close, the ground tappers off the further I move the barn. Right now I'm trying to make sure we have enough doors of the right sizes. The fenced in area will be a place for a couple of dogs to stay warm.

The first question that comes to mind is what are your wall heights? Are you planning on any 14' high doors for MH, backhoes or other tall stuff?

Nice house, BTW.

Thanks. Ya sorry, I meant to put the height. I think I'm going to go with 12' ceilings and 10' doors. 12' is all ready annoyingly high for finishing the ceiling, running wires, heating, etc. This is our forever house and we don't plan to get an RV or a travel trailer or anything. I think the tallest thing I'd store is a full size tractor with a cab or an enclosed car hauler. If we change our minds, there's room to add onto the front.

I agree, when I built my 40' x 80', I said 14' high is plenty because I have nothing taller.
Then 5 years later I bought an RV and now I have to add a 16' tall addition

Agree with others, 16' ceilings and a 14' tall door to accommodate even the tallest of RV's if needs be. My last one had 14' tall ceilings and 12' tall door and I wish I would have gone taller. When I first built the garage (25+ years ago) I wasn't into the RV thing and soon after became heavy into RVing and the coach wouldn't fit.

This is the size project you need professional, trained, help for.
You need scale to the house, landscaping, and build advice.
The fees of an architect will be well spent.

So I met with the builder and he said for a few grand more, I can do attic trusses over the first 32' feet of heated space (right half). Just have to have headers between the posts to have them 2' OC. The room would be 20' wide and 8' tall for most, angles down to 6'4".

I decided to put the stairs in the cold side (left half) to maximize the shop side. One set of stairs to a 6' high deck, then a landing and another set of stairs to get to 12' high. I suppose I could have that 12' foot high deck go all the way to the 'south' wall. It's just joists between the trusses that are 8' apart. Load shouldn't be a big deal since the one truss has a full wall underneath. I'd put any shelving on that side. Thoughts on that?

Also, I'm having trouble deciding how many windows and doors in the cold side. This side will be mostly tractor storage, maybe a little wood working and other things you put in a shed.

Appreciate any feedback. Thanks.

Well I have my hearing on Thursday for my variance, hopefully that goes well, I've heard they ask a lot of questions, so hopefully I give the answers they want to hear. I'm going to treat it as an audit, only answer what I'm asked. This variance is $500 (fees + publications) and then if that's approved, it's 20 cents a square foot for the permit.

Happy to report I got my variance. The builder has drawn the barn, now just waiting on a quote.

Put the restroom and utilities under the stairs/upper deck and open up even more room. That's wasted space and a shame not to use it
Also, in your loft room, frame in doorways, bookcases and drawer units into all of those knee walls. Don't waste the space out there either. :) There is a ton of storage in there.

Thanks for the replies. Signed papers and put a 30% down payment last Friday. Said September is approx build date. They'll come mid summer to prep the site. Still continuing to cut back the tall trees that are near the barn.

While they are site prepping make sure they take care of drainage.
