50’s Built Home with Leaking Garage

Good evening everyone,

We purchased our new to us home last year and one of the first things I did was install Husky PVC garage tile down on the old (possibly) asbestos tile. Well, Spring hasn’t been kind to us. The heavy rains have caused a little water to seep into the garage and make its way into the laundry room and the finished basement. I have a contractor coming next week to discuss installing a drain in front of the garage door. The pitch of the driveway is level with the garage and someone attempted to build a half assed French drain that doesn’t really work.

Today, I decided to remove the Husky tile and scrape up the old red tile, exposing the concrete floor. There was a lot of moisture trapped under each layer. I got it cleaned up the best I could and put my items back inside for the time being.

Being that I’m going to have a proper exterior drain installed, what steps could I take to add an extra layer of protection inside of the garage. Any sealing, caulking or cove base along the floor to prevent water from seeping under the wall into the house? With the old black glue still on the floor, could I still put down a garage floor epoxy paint?

It looks like your drive and lawn slope towards garage?
Not good. I’d have a excavator guy stop over with a transit
to check the grade and weigh options.

Absolutely do work outside before any interior work. I have never stopped water on the inside, only relief is from exterior modifications.
