I am about to pull the trigger on a long awaited and much needed garage build. The build specs are 42x35 with two 16' doors on the log side and a service door on the end wall. The walls will be 10' with a 4/12 pitch roof to have enough height for a lift. It will be insulated. The slab will be 5.5" thick so I can accommodate a lift where ever I please.

I have the build specs, draw schedule, and construction schedule. The building will be an engineered building with engineered slab. Am I missing anything before signing an agreement?

Assuming clear-span "red iron" metal building? If stick built with a "flat bottom chord" not sure if you have enough interior height.

Stamped plans are nice. However someone has to make sure they are followed and corners don't get cut. If a clear span metal I would check behind them after they set the anchor bolt locations. You don't want those to be off.

Do you have all the utility penetrations setup (iow designed) so it does not have to be done as an afterthought?

Concrete reinforcement and the location of saw cuts would also be nice to include in your plan

Yes, sorry clear span. Red iron with 8" purlins and I beams. Welded to plates set in the floor. I have seen their work and it looks good and the welds look clean with good penetration. They have a welder that works for them that does good work. They have a good reputation locally and they are easy to get ahold of.

The concrete has #3 rebar on 16" centers wit a 12" perimeter grade beam. The grade beam will be taller in one part of the building due to some slope in the location of the build. I live in an area that has a lot of limestone and it is very difficult to dig. The builder is familiar with the ground and does work in the area. He has done work for me before and did what he said he was going to do and followed up through the job.

The panels are pbr type that should seal up tighter and is has a 40 paint warranty with 15 year warranty on the construction.

I have an electrician coming out tomorrow to look at that. I will not have plumbing due to complications with tieing into the septic. It is too much hassle. I will just use the house and have a spicket outside. What does "iow" mean?

I had not planned for saw cuts? What is the standard? ever 10' across the slab?
