I designed and built our home in 2016, which includes a 1,500 sf garage that one could eat off the finished floor, that also can house a full size 50' motorcoach. The garage is fully insulated, 15'2" high ceilings, 220 RV hookup, hot/cold water hookups, and a sewer dump. We sold our last motorcoach and now I use it as space for another car, woodworking, basketball, etc. If we were to sell our home, how much value would a garage like this add? We are in a gated community, the garage does NOT look like a garage, but just part of the house.

This is going to be highly dependent on your local real estate market. Unfortunately - most buyers aren’t really interested in such a space, but certain specific buyers will value it. The problem is your listing price - if you’re looking to get a certain dollar figure out of it then you have to find a realtor willing to sit on it for a while and you have to be patient while the right buyer comes along.

How does it compare to other garages in your community?

I sold a house last year and realized the value of a good real estate agent. You need an agent who specializes in your specific area to get the best price. I am surprised the garage does not look like a garage, rather just part of the house. If you are not an architect, maybe you should be! Good luck with the sale of your custom home. :thumbup:

You'll only fetch extra $$$ if somebody wants that. It helps if its a rare feature for the area/neighbourhood. Perhaps even more so if bylaws have changed and such things can't be built anymore.

I'm in that category... very average lot and house for my neighbourhood, but the overheight/oversize shop on back street-front access put me in a different category.

A panic/forced sale won't bode well. I know I have shoot high and wait for the right buyer. Also have to pitch it against today's building costs.

It will add less than you think. If that style garage added value, builders would build it. If having extra garage space/shop space was popular, more buyers would ask for it or have it built.
Most likely, the buyer will need a mortgage and the house will get appraised. Garage space adds very little to appraised value. Find an experienced agent, not just one that will agree with you to get the listing, and take their advice.

I was a realtor for 15 years. Cookie cutter houses are always easier to sell.
