Adding a second bay to my current garage (12x24 -> 24x24)

Hello all,

I recently bought a house with a one-car garage that has been converted into a living room. I am looking to convert it back into a garage, but I was wondering how difficult/expensive it would be to add another bay next to it.

You can see the photos below - the house is on the right, and the current 'garage' is 12 x 24. I spoke to a friend of mine who is an engineer and he is confident that the load for the roof is only on the front and back walls, so I should be able to remove the existing wall. I am allowed to build within 6ft of the property line, and there is 24ft from the end of the garage to the property line now that shouldn't be a problem.

Unlike most of you, I am clueless when it comes to this stuff and I won't be doing any of it myself. I am curious as to what you guys think this would cost.

Also, if I one day wanted to put a second storey on the garage, does the slab/concrete being poured need to be thicker or more substantial?

Go for it.

The question about the 2nd floor and footer is hard to say. A lot of houses might have been built by folks who put a garage on a slab rather weakly. Depends on the age and location (that is, how much oversight there was when and where it was built) and maybe the drawings they worked from. Very questionable.

The concrete floor won’t be supporting the proposed 2ndfloor....or shouldn’t. Cost? No one here can give you an accurate “guess”. Get bids after you know what you want. Ok....$25,000.

We did a 16x22 added bay outside of DC for $35,000. For you, I'd add an 18x24. You wife gets to park on the right and you get to back into the left. That way you both open your doors into the center.

If you have another 24 feet to the property line, why not go wider?

I have 24x24 right now, and I wish I had a few more feet on the sides.
