Adding on to structure or detached garage need ideas

Just purchased our first home and it has a single deep garage . It is 26 ft deep from back wall to the door. It is around the back of the house so I am unsure on what options I have.

I would prefer to add on to existing structure and keep it all attached but there is plenty of room to add a detached ( see google maps image of what out neighbor did )
From end of driveway to the trees we have 46 foot . Property is right around driveway to driveway in this plan

Just looking to add enough room for 1 more car and a bit more work area . If I was to do a detached I would want a 2 car plus work area
What would your thoughts be?

That was a thought just preferred to keep attached to save on electrical and heating

In my opinion, it really depends on what you want to do with your space. If it were me, Id park the wife's car in the attached garage and build the biggest detached I could afford for my car(s) and other stuff!

Our master is above the garage she also thought about adding a 4th bedroom (bigger master) and just extending and widening the garage below the new bedroom

My first thought would be to check the zoning regulations for your zoning and lay things out with the setbacks, easements and height and area and accessory building rules.

I looked online and the zoning map doesn't cover your area. If you are in the city of Butler, and are Zoned R-1, then front and rear yard setbacks are 25'. There is a formula for figuring side yard setbacks. An accessory building can have a 5' rear yard setback. Side yard setbacks must total 30% of yard width with the least one being 10%.

There are other things to know, including easements, in order to make a plan.

I have spoken to a few neighbors. Our neighbor behind us added on a large game room garage extension and 2 more bedrooms ( 2 story). The addition is as large as the original home. 2 doors down he has a 2 level garage detached. The neighbors said either of my options should be fine

Adding onto the side means having to put in a whole new driveway which adds up. You seem to have lots of room but not where you want it.
Expanding a master suite will be nice and add a lot of value.
Can you put a driveway on the other side of the house. Then you could add a garage with a master suite above it.
Or put the master suite on the left side of the house with garage under it.

Just a cursory look, without knowing exact lot layout and the rest of the zoning rules, a detached is going to work the best.

Yea I think that will be the best route to go with for the space unless she decides she wants a new master added on then I will have to try to incorporate the garage addition with it.

Build a 4 car attached off the back of the house where the exsisting garage is now.
Build the new master suite above the garage.
Be sure to build her a huge closet and a bitchen big bathroom.
Tell the garage size was dictated by the size the the master suite and bathroom you wated her to have

If you go with master over garage. Lots of foam insulation and maybe radiant heat.

A workshop is fine, but I personally son't like bedrooms over garages due to possible CO poisoning. But YOU have to decide if that is a concern for you.

If you go with a detached building, check your local ordinances on size. Around here you can only have a certain maximum size, and you can only have one detached building INCLUDING a storage building. I built my shop just before the regs were adopted, but if I were to build a detached building now I would be limited to 1200 Square feet total.

And remember the GJ mantra - your garage can never be too big, and you can never have too many outlets or clamps!
