Just wanted to share my shop build. I'm not one much for explaining everything in detail, so I'll let the pictures talk. However I am more than willing to answer any questions. My Grandfather and I did all of the dirtwork ourselves. The concrete and the erection of the building will be done by contractors.

Now it's a waiting game with the county. We are having some permit issues that will hopefully be resolved by the end of next week.

Looks like a good start, but why would you start and have the building kit onsite before all the permit work was done? What if the permit is denied? That was one thing that paniced me most of all and I went so far as to make the building kit mfg provide the permit with the building. They charged me $500 for the permit which the county charged them $475 for. I can't drive to town for $25.

Anyway good luck with the county and the build.

We spoke with the county before we started the project and got an "okay" from them. I had to get the building plans and the foundation plans drawn up and stamped before officially applying for the permit, which meant ordering the building. The issue with the county involves that fact that there are two separate one acre parcels but technically it's one property. It's also zoned R1 which means I can't put a steel building on the property without a residence. There's a mobile home on the property right now that sits almost entirely on one parcel, and the building sits on both parcels. Ultimately what I'm going go have to do is merge both parcels into one. Obviously this parcel issue was overlooked initially by the county and to some extent, myself.

I have faith that it will work out.

Heh, that truck looks almost exactly like the one that delivered my shop to our place. That guy really gets around!! Unfortunately, it was about half-buried in mud when they unloaded it. He literally drove it into the mud, and planned to keep going until he was either parallel with the shop slab (where they unloaded the kit to), or stopped by the mud. He almost made it. They used the forklift to pull it out when he was done. It seems to be a common procedure.

Have fun watching the build. We did!

Thanks Gene.!

40X60!!! Yeah, Baby!

Go get 'em. Whatcha gonna do with it?

Well, ultimately it's just going to be a refuge and a place store all of my "stuff." Decoys, hunting gear, my Polaris Ranger, maybe a boat some day. I also wanted it large enough so that I could park my 5th Wheel inside of it. I'm sure at some point I'll want it out in lieu of more room. We all know the older we get, the more stuff we acquire. However I won't park the trailer outside unless I have some other provison for covered storage, so it will be down the road. I'm also going to frame some walls on one end for a office/reloading room as well as a bathroom and washroom. The rest of the space is just going to be 'shop' space. A place for all of my tools and some room to work. I'm not much of a mechanic, but someday I would like to invest in a classic car or a street truck, so we'll just have to see where that road leads me.

Finally got things straight with the county. Turns out the existing mobile home was never permitted and they want us to put anchor plates underneath it. They gave us the permit and go-ahead for the building assuming the mobile home issue gets taken care of. I think to be safe we'll just go ahead and put the anchor plates in, get it signed off then go ahead with the foundation for the building.

In the mean time I have the insulation people calling me every other day wanting to know when I can take delivery. Problem is I don't want it sitting out in the weather and they don't want it sitting in their warehouse.

Finally, some progress! We installed the anchor plates a couple of weekends ago, and the inspector came to sign off and informed us that we needed to secure the jacks to the trailer and to the ground. We went ahead and called the concrete guys and they started yesterday, which is when I took these pictures. In the mean time, the last few days we've been working dilligently after work to installed the new hardware on the jacks. The inspector should be coming out tomorrow to check off the forms and hopefully we'll be pouring on Tuesday.

Alright, so they finished the forms on Thursday and the Inspector signed off on Friday and we're pouring Tuesday morning.

From Thursday:

And here's a shot from today. Sneaking some plumbing in before the pour.

Progress is always good! I am glad you got the county issues resolved!

You and me both. If the pour goes off without a hitch we'll probably let the pad set for 1-2 weeks depending on the weather. After that it shouldn't take long for the building to go up considering we're having somebody else do it.

The part that ***** the most is I've lost most of my ambition on this part of the build because of the issues with the county. All the excitement went out the damn window. Once I'm staring at it all put together I'm sure I'll get ramped up again, because I'll have a complete new list of things to work on and the only person holding things up will be me!

Nice progress dude. Local government b.s is always a buzz kill. Your attitude will take a 180 once the walls start going up.

BTW, you need to participate in the significant other thread too. Would love to see how little man is growing up

Keep the pics coming!!

hey, just came across your thread, we're practically neighbors. Guess you wouldn't mind if I popped in to do some wrenching in that big shop of yours, sounds like you'll have plenty of room!

Seriously though, looking forward to the build pictures! Good luck!

That thread is a little sketchy. :wtf:

40 x 60 my favorite size. Sounds like your county is actually working with you on it even though its a pain.

Keep the pics coming.

Yeah, they worked with us which is nice, I just hate when they enforce something just to make money.

Haha, come on down. I think I need to get with you to hit some yard sales! Looks like you've got some cool stuff.

Thanks for all the comments and interest!

Progress! The pad is done. These are all shots from yesterday. Today they came and saw cut some joints in it so I'll have to get some pictures of that after work.

Now it's another waiting game! Planning on letting everything cure for at least a week. I still have to get the insulation delivered, but it sounds like we're going to have some thunderstorms this weekend so I'm glad I've been putting it off.

Looking good man, yea, like you said, we're supposed to get some rain this weekend, guess you won't have to waste water to keep the new pad wet!

Yea, I do occasionally come across some good garage sales, mostly it's stuff i've gotten off craigslist though. you can find quite a bit if you're willing to drive a little. I got all of my cabinets from a guy up in ridgecrest. Took me a couple hours to get there, but it was a nice drive and totally worth it since the cabinets only cost me $50 bucks!

Any progress Adrien?

Not yet. Getting married and going on a honeymoon slowed things down a little bit. Erection is supposed to start next week, but I need to follow up to be sure. I still haven't had the insulation delivered.

They will return Monday to and work until it's complete I'm assuming. I'm going out of town tomorrow night for the week, so I'm imagining returning home to a completed building. Should be exciting!

Thanks Jim and Rich!

Been awhile since I've been on here.

Not any progress on the shop, other than I'm starting to fill it up with ****. I do however have a ton of spider and dust issues, so that's what I'm going to tackle next.

I'm going to go with Sealeze brushes for the roll doors.
http://www.sealeze.com/ws/therm.html

Frost King door sweeps for the walk doors.
http://www.amazon.com/gp/product/B000AYH8I8/?tag=atomicindus08-20

And a ton of silicone for all of the cracks around the trim pieces and the walk doors.

Any other recommendations on dust control? I live in a rurual community and there's no way to completely avoid dust, but I'd like to mitigate it as much as possible.

Adrien,

Nice build, congrats on your marriage. Stabilizing the soil around the building will help quite a bit on dust control...maybe some gravel over landscaping fabric around the perimiter of the building. Sealing the pad will help reduce concrete dust and make it easier to clean the dust that blows in...doesn't cost much and makes a big difference.

I haven't got around to getting the the brush seals for the roll doors, but I did manage to install the new walk door sweeps.

Here's a shot of the door with the old sweep. Notice the amount of light being let in.

A few weeks ago a family friend of ours gave me some light fixtures he had bought for his barn and decided not to use. Ended up with seven of them...need some cleaning but the price was perfect.
