Advice needed -1927 Garage to Worksop Conversion

I am planning to covert my 420 sq.ft. detached 1927 garage to a workshop. For now, I have two major issues I'd like advice on (more to come down the road...):

1) I'm considering the option of a two-zone mini-split to condition the new workshop space as well as the second 1/2 story of my adjacent bungalow house. I'm in the upper midwest so a hyper heat model will be necessary. Distance between house and garage/workshop is 34'. Can anyone tell me if the two zone option (with connecting trench for various lines to condenser unit) is feasible? Also, I'd like to purchase DIY model to keep cost down and am considering Pioneer as likely best option given need for hyper heat. Can anyone confirm or offer alternate options. MrCool does not appear to offer DIY in hyper-heat model.

2) Garage floor is original with no vapor barrier and is pitted and stained. I don't care much about pitting and staining, but would like to reduce vapor intrusion. Can anyone tell me whether a heavy & durable epoxy coating would be sufficient to deal with vapor after proper cleaning and prep? If not, am I looking at cutting up and re-pouring slab or are there other options?

1) Two zone is feasible, but in my experience perhaps substantially more expensive than two single zone systems. You'll need to add refrigerant for lines that long, probably be able to flare them yourself. Start by comparing the costs of single units to multi-zone + lines + flaring tools + refrigerant tools.

Mr. Cool is DIY and has consumer installed warranty. I don't know that Pioneer or any other brand offers that option. You pay a little more for the option. The other idea is to get it all laid out and them pay to have it "commissioned" and there by warrantied. Probably $100-$400 (ballpark).
