Advice on Garage/Barn Choices

This is my first post, but I have been lurking around for little bit now, and found everyone's information and experiences invaluable.

I am getting ready to take care of my ugly concrete floors in my garages and barn pretty soon. I have two garages, I'll call them My Garage and the Family Garage. My garage is about 450sf and I use it to basically store my toys. The Family Garage is close to 750sf and true to name is the daily driver/kids equipment/light duty shop garage. My barn is around 2000sf and I use it for vehicle storage as well as weekend/hobby shop space. I will be installing a 4 post lift later in the year.

For My Garage I am pretty set on using the Race Deck free flow system and think it will look great with my cars, and as it won't get a lot of dirty cars in there, should stay clean.

I guess where I am looking for advice is on the Family Garage and my Barn. I originally went into the project thinking I would just do an epoxy floor on both of them, but through various posts on here I have moved away from that thought process.

For the Family Garage I think with the amount of abuse it makes sense to have a solid membrane system, so I stared looking into the polyaspartic coating installed by a professional.

In the Barn, after reading on here, I was leaning towards going with VCT with a clear epoxy sealer over the top. I like the ability that the VCT gives you to get creative and break up some of the large space with different color tiles.

The polyaspartic installer came out to give me a quote, and they broke it down for the different spaces and gave me a discount if I used them on all three spaces. The polyaspartic system is a little bit more than I was looking to spend, but there is something to be said to have them come out and do it all.

I have a couple questions, one has anyone had experience using different colors with the polyapartic and doing different designs on the floor, if so, how much of an upcharge for this over one color. Second, the choice between VCT and Polyaspartic, is the Polyaspartic worth the extra cost? Appreciate everyone's 2 cents! Also posted some photos of the two garages as they sit now, Thanks!

VCT with epoxy over will give you a good build and of course endless designs. The polyaspartic (guessing a full broadcast of flakes) is a much heavier duty floor. Chem and wear resistance will be higher than the clear epoxy over the VCT.

You should ask your installer for a full scope of work including tech-data for the products to be utilized. A full flake poly job should be at (3) coats of poly, or epoxy primer with 2 coats poly.

For the record epoxy was not designed to be placed over vinyl tile and I am not a fan. I have seen folks screw this up royally.

I would have to agree with the other "posters". I'm not a fan of epoxy over VCT. If your after a higher build floor system simply utilized a higher build epoxy product with a higher "PPS" content. (parts per solid) at least 90% or higher!

Additionally, what surface preparation process were you or your contractor going to utilize?

Polyaspartic are fine just be sure your contractor knows what he's doing.....these products generally have a very short "pot life".

Epoxy flooring great also just utilize quality products primer,(possibly a build coat) with full 100% broadcast with to top coats of poly!

either way use quality products and most importantly surface prep is critical!

OH! did I mention how important the "surface prep" is to the final product!

The bad part of it is if your surface prep is not done well by your contractor the first time, its a pain to do it over again. Ask to see other floors they have done. Maybe multiple floors and see if he can give you a warranty.
