I'm currently designing a two story two car garage addition and have some lumber given to me. Wanted to know if this would work or not recommended and why. (garage is 24' x 28', top floor is 18' x 26)
I've got 12'' TGI beams at 12' long. planning on 16" centers.
1" Advantech t+g flooring

Currently planning to buy a LVL beam for the middle beam with one lolli column if needed. Hanging 12' TGI's to LVL beam.

Any concerns about the 4x8 floor weight?

If you know the manufacturer of your products, a quick web search may help you to get the information you need. You did not supply too much information but if you have 12" TJI wood I beams for joists and are planning to support the inboard ends of them with a LVL, with a building the size you stated, it maybe quite possible to size the LVL so that you would not require any lally column mid-span. I recall doing a garage once where we ran a 26 foot LVL with 2x stock for joists, no columns. The room above was like 26 x 28 or something and the owner used the room for all his weight lifiting equipment! There was literally TONS of stuff up there, no problems. Engineered lumber is really a great thing if you use it right.

You might want to consider using a PSL beam instead of the LVL...

Your garage sounds kind of similar to mine...2 car, 2 story.....20x25...

My PSL beam is 7"x16"20'...and floor loading is designed for 40 PSF....and I'm using 2x8 at 12" oc....

How many of the TGI beams do you have? One problem your going to have is that you have a 28' span....with one beam in the middle...the TGI's will not reach the end....ok....so you offset the beam...that means you need longer beams on the other side...but should work fine...

The only other issue is height....I couldn't go over 15'....hence my second floor has just 6' of clearance in the middle....if height is not an issue for you...great...but if it is, then those TGI beams are going to eat into your second story space....

If the height is an issue, you can just flush frame the joists to the beam. Since these are TJI joists, you need to use the correct hangers but its all available and its commonly done since these engineered beams get pretty deep

Actually i was planning to flush frame the joists. Haven't priced or even googled joist hangers yet. Is there knock off hangers that I should stay away from?
Not aware of PSL beams, i'll do some research into them. thank you.
