affordable, stain resistant floor coating

I have a 40x88 pole building. Concrete was poured 9-15 and I need to coat it with something before I start bringing stuff in.

Things I want/need:
1. stain resistant
2. non-slip
3. easy cleanup (don't want grit to make it hard to clean)
4. no flakes for non-slip (drop a nut on the floor and it's gone forever :-0)
5. Somewhat resistant to welding slag. I know this might not be doable.
6. Affordable! I can't spend $3k on floor coating.. Maybe around $1k max.
7. I don't want to grind the floor (take forever), or acid etch (what a mess) if I can get away with it. I know I may need to do something..

I don't care what the color is.

What have you guys used and how much $?

I am leaning towards the HD6600-MMA concrete sealer from Legacy.

By my calculations this should take around 26 gallons for 2 coats and cost a total of $1345. This is at the top of what I would be willing to spend..

Rust Bullet would be a good bet but it is going to become expensive (about $2,100).

The downside to acrylic sealers is they do not do well with gas or solvents. If that is the way you want to go....

We have a 6000 series acrylic sealer. Two versions depending on where you live. Percentage of solids varies. Worst case on coverage, 20 gallons would cover you for two coats. 5 gallon pails $225 each.

We do not put it up on the site, because people tend to assume its ok for garage floors, and acrylics really don't do well with gas or solvents -- but I can get you full spec sheets.

A single coat of our SPGX (see previous strings about this) would run about 30 cents/sq ft. We would include a non skid additive with that. SPGX is a much more durable coating than a sealer, and is virtually impervious to common auto fluids since it is a hybrid polyuera. 40% off to GJ members on this item.

For a few bucks more you could have our SEC Sealer. Better performance than HD6600-mma, popular with our customers: Pepsi Cola, Yuengling Breweries, Central Florida Powersports and our newest customer Noble Cider!!

Two roller coats and done.

Approx $1610.00 For this project, delivered.

For a few bucks more you could have our SEC Sealer. Better performance than HD6600-mma, popular with our customers: Pepsi Cola, Yuengling Breweries and our newest customer Noble Cider!!

Two roller coats and done.

I have a new floor and my main interest was making it somewhat stain resistant , I bought 5 gal. of HD39 lithium densifier from Legacy . I am waiting on dry weather to put it down.
It was only a hundred dollars for 5 gallons.

Ultimately you need a coating and there are several great places to get them. My suggestion would be to PM the manufacturers what you need protection from otherwise the thread looks like a bunch of people in an arm wrestling competition to get your business.

I've done business with the guys from Armorpoxy, great people and I am sure they have a great product. There are a ton of options out there from Acrylics to urethane and epoxy. Don't let all the goofy product numbers get you confused, just take your time, review true product data sheets and MSDS sheets.

Make a list of what you think your garage will be exposed and compare chemical resistance. At the end of the day, as a Garage Journal member, I am very sure you will go in the right direction, regardless of who you buy from

I don't think I asked.. but does the SEC require acid etch or grind before application? Would really hate to tackle the acid etch since it would be hard in my mind to wash it all out since I have only one overhead and a floor drain near that.

Good talk today. As I mentioned, with the right tools in place a good etch is not hard.
Also important to note that the acid will be mostly neutralized by the floor itself.

Is there any discount available for GJ members or otherwise? Wish it was closer to the holiday season, I've seen 15% discounts then..

Wouldn't your HD40 product http://www.legacyindustrial.net/products/densifiers/hd40-concrete-stainguard.html be a candidate for this?

It's $98/gallon or $359/5 gallons and a gallon covers 500sq ft.

I need to do something with my year-old shop floor to protect it from oil/grease, etc. Don't care about color as I like natural concrete. No real prep work, except spray it on with a pump sprayer.

Does it have to be buffed to make it bond with the concrete or just to make a shiny finish?

Smooth floor? If yes, than yes it is an option. Burnishing or buffing is a requirement, it fuses the product to the floor.
