Hard to see but we clad his bay window in old dump-truck bed steel and used a huge old chain as a rain chain from the living roof on top...

34 if you aren't conversant with membrane roofing, do some studying. GE & Dow are the major players, and the product can't be beat, IF properly installed. It needs to be serviced by qualified people if any service is necessary. The warranty should be 30 years with a life longer than that.

That railing is incredible. When you get back from being on the tug, you should start a thread showing some more of your work. I am sure there are more people than just me who would enjoy it. Thank you for sharing, and I look forward to seeing more.

Just be forewarned...BYOB at this point! Haven't tracked down a cool old beer fridge yet, but there're usually a few good brews hanging around. Plus some cool pubs down the street! The roof's one of the best spots, though!

I like old buildings, and my father is an artist so I have an interest there, so I'm very interested to see what you do with that gem. Congratulations on a great buy! Sounds like you guy have a great plan. I am so envious. Usually a building that cheap is a pig in the poke. I hope not on this one. I would love to do something like this where I live, but the good buildings are already gone or way too $$$$.

I noticed you said environmental work had been done. I hope you guys had a Phase I Environmental Site Assessment done to meet due diligence for innocent landowner defense. Or at least got reliance letters for the old stuff. Usually the bank will require this before they will lend money on commerical property.

If the floor you are working on isn't already sprinkled, you need to get that done ASAP before doing commerical work. I'm surprised the building didn't already have it, since it was industrial and in town. Fire Departments around here require industrial buildings to be sprinkled and to maintain the systems, even when not occupied. There may be a grandfather exemption.

Good luck with the city building officials! They can take all the fun out of stuff.

That is zoned commercial, I'd imagine?

Town doesn't have any problem with residential occupancy?

I'd like to see more of this too. I've been watching a racing show called "Madhouse" and one of the racers works out of a shop similar to this. I thought it seemed interesting.

I didn't pay attention to the post dates until I saw the bump post. I'm very interested in an update as well, but he hasn't been on this site in 2 years, so I won't hold my breath. I'm mostly curious if this project ever actually went anywhere. A 25,000 SF industrial complex from 1922, although very neat, seems like it could very quickly turn into a logistical and financial nightmare.

Hey everybody...we're still alive and kickin'. Lots of work has been done on the place and lots more to go! Just been very very busy...

Sprinkler system was finished last summer and we're just about to uncover about a 1/3 of the window openings, which now have brand spanking new ones in there. Hoping to get some things on display on the outdoor pad soon...

I'll post some more pictures once we get some of that ugly green window covering off...

Forgot to add...

There are two freight elevators and both are failry complete. Before we bought it, one of the motors was pilfered, probably for scrap, and the other unit had its roof thrown in on it. 'Twas fun to shovel all that out and tear up the rotten floor...it's a dark, hot room up there...

Anywho, we'll get them running semi-soon hopefully.

The current projects are:
-Finish this phase of window replacement
-Finish interior cleanup (we've made HUGE strides here)
-Finish stairwell enclosures in order to get that precious CO

It's moving slower than a big commercial project, but we're just two guys and I think we're doing pretty well considering.

York is headquarters to York International, a Johnson Controls Company and one of the largest suppliers of HVAC systems in the United States. On February 2, 1998, a massive explosion occurred at the York International plant. A spark had set off a leak in the nearby propane storage house. The blast was felt up to 25 miles away, and blew out windows nearby as well as knocking down doors. About 20 people were injured in the blast but only one person was killed, as the explosion fortunately occurred during a shift change.

That was actually at their newer plant across town. This place has been mostly vacant for about 40 years or so.
