Air conditioning my office?

I lease a large industrial shop, and inside is a 300sq ft finished office. There is no place for me to install a window A/C unit, the front is all fixed glass like a retail space and the other wall butts up against somebody else's office.

There is one wall where I could make a hole for an A/C unit from the office into my shop, but not outdoors. Not sure I want to do that, but, the hot side of the A/C would be near my big roll up door. It's usually open when it's warm.

Is there any other option for an air conditioner with no opening windows? I don't need something that large, I'd guess 8-10k BTU would be plenty. Is there some way I could vent the hot air out through the roof?

I have a 5000 sq. ft shop. Inside that shop I have two work shops built. I used to use a portable AC to cool them, but it was very inefficient. I have since added a window unit to each, no problems. I planned to plumb the condensate outside and will get to it some day but for now I just drain to a 10 gal trash can and dump every couple days. As far as heat load on the main shop goes, I know it adds to the overall shop load, but I do not notice.

The cheapest/best is the window unit in my opinion.

Can you put the condensing unit (outdoor part) on the roof?

Do they make small (~8000 BTU) split units? I couldn't put something big on the roof but I might get away with something small. I'm kinda thinking about using an RV type roof mounted unit, with an extra duct on the bottom to send the cold air to my office.

Then again as jimp said, a window unit is going to be WAY cheaper. I may just install a window between my shop/office.

That won't work. You really need to minimize the distance of the 'exhaust' to a few feet or less. Also, the single pipe version are terrible, because as they exhaust hot air, they're pulling in outside air into your space.

The window unit between shop and office is not ideal at all, but it might be the best solution for you due to costs.

I have a 200 sqft office in one corner of a 2000 sq. ft shop, and have a window unit mounted through the wall into the shop. It's about 6 feet from the shops overhead door, which is most always open.

It works just fine, a little bit of noise in the shop but that's what shops are for, to make noise :)

One of my buildings is a 2400 square foot insulated structure. I built a 300 square foot Man Cave in the corner. The air for the Man Cave is a small window air conditioner through the wall from the cave to the remainder of the building. The room is small compared to the building size and the heat gain in the building is negligible. It works great.
