I have never tried this stuff but for $7 bucks I am giving it a shot...

FWIW, I just use the walmart version of PAM cooking spray.

Yet another Thank You to Duker... he's the best!!!

I did my garage door a few weeks ago when I replaced the bottom seal not due to water infiltration but due to mice liking to chewing on the ends of the rubber seal. 18' was like $80.00 with the GJ nice guy discount at garageflooringllc.com. NOW... With Duker's help... I am going to do my storage building doors in the spring (8', 10', and two 14') my kids 2 - 8' garage doors, and .... .

For anyone not familiar with the Tsunami Seal, I think it's a pretty amazing product!

Thanks, grabbed the 'Used- Like new' one. My Dad and I were talking just last night at dinner about putting heat in the garage at our hunting property. Was thinking about a mounted one, but for as much as we really need it, this one sounded good.

Now to hopefully find a 20-amp Alexa enabled outlet or receptacle replacement.
