Analysis paralysis on coating for 6 month old garage floor, please help

I had a pole barn finished about 6 months ago and have done nothing to it since being built. It has a smooth finished concrete floor. I plan on half the building being a garage and laying rubber flooring over the other half and it being a gym. Every thread I read has me convinced that I should do whatever that thread describes. Should I just leave it plain or should I use a coating? I would like to DIY it if it needs something. Appearance does not matter to me. What would you do ? Leave or coat it. If coat it what should I use. I have looked at hundreds of threads. Please help

Not my area of expertise, but I had to seal my basement floor when my son had a business, for his use one of the areas was to be held at around 98% humidity. Not a good healthy environment for a porous concrete slab.

I researched and ended up doing epoxy. I believe it was ArmorEpoxy.

Very easy to DIY. I scraped bits of gunk off the floor. Used an angle grinder where needed to get rid of any or the really stuck chunks. Washed with a bristle brush and Dawn. Then acid etched. Then Epoxy. Top coat of urethane, though in a basement (little to no UV exposure) that was probably unnecessary. I added metal dust to one of the coats for traction.

Floor has held up amazingly well since it was done about 10 years ago. My son moved on and now my wife uses a part of that space for her business. For me the metal dust was a requirement. The floor is pretty smooth and the metal dust offers just enough grit for good traction. Not slippery at all.

I'm a 'one and done' kind of guy. I had no desire to use anything that might require rejuvenation down the road.

One thing you do not mention is what you plan to use that section of floor for and what do you want a coating to accomplish? What does "using as a garage" mean? Do you want a coating for a decorative look or something else? In other words, why are you thinking of applying a coating in the first place? That is the question that needs to be addressed first before you decide what to use. Once you figure that part out, deciding what to use becomes much easier.

Agree coating this floor with our Ballistix System is easy, inexpensive, and requires no prep other than a good cleaning. It will be easy to mop/dust to keep clean and will be impervious to anything you can toss at it.

Strongly advise the 2 layer kit since concrete very porous and a single coat of Ballistix is normally not satisfactory on bare concrete for a nice even finish. The primary coat of the sealer evens out the porosity and allows the Ballistix to go on even and smoothly.

This right here. For the space that is not going to be a rubber gym floor, what will you be using it for? Automotive? Lounging? Wood/project shop? Park a truck daily? Do you have snow and ice in your area? Also, what do you want it to look like? Concrete, epoxy Flake, single color?

I may be alone in this, but I would leave it.

Just my $.02, but I have read so many horror stories on this site and elsewhere, and it's one of those headaches I just wouldn't wish on anyone, regardless of the potential benefits. Doesn't seem to matter if folks hire professionals or just go the DIY route, there's a lot that can go wrong and none of it easy or cheap to fix.

From a practical standpoint, I also don't see the need to take the risk. Bare concrete has served me well my whole life. My old man has had it on both of his shops over the last almost half century. Never once did anyone opine that life would be so much better if it were coated, sealed, flaked, shiny, smooth or whatever the case may be. I won't argue that a well done job looks fantastic, and it would not stop me from buying a place if the previous owner had the shop floor coated, but not something I would ever roll the dice on, much less spend my money. To each his own though, no judgment, but that's my take.

Need to test porosity, densities and prep is more than advertised by certain sites . I am going to go with PS104 silicatehardener sealer, I will report back.

Densifier / sealer seems like a great way to go. How soon are you going to apply it? Interested to see the results.

I went with ps104 and could not be happier. Install was a breeze. Appearance really did not change but water beads on it.D938450E-7C60-45F0-A415-68E62F8DF25A.jpeg
