Anchors holding down 2 Post

I have a two post lift. I generally torque the anchors about once a month. My footings are about 14 inches thick. This afternoon not all of the bolts in the concrete would torque to 90 fr/lbs. I let it go at about 75 ft/lbs, generally I get them up to 90. Do you ever replace the anchors? If so how?
Do you check your anchors? what do you torque your's too, if you do?

No, not normally, but it sounds like your going to get to! Good luck getting them out ! when/if you do you can probably salvage the holes with all thread and epoxy.

They are the expansion type of bolts. The original installer told me torque them monthly.

So they installed a threaded inserts and used bolts??? Or are talking about some thing like the redhead concrete bolts?? Anyway, if they won't hold the spec torque any more your going to have to remove them.... I don't envy you the job of replacing them. I had to replace one on my install that didn't hold the spec from the start (and it was a pain to get out) with the epoxy system (should have used it from the start as it's better) but that's another story

Many times we get away with using one of the Redhead epoxies as an "approved equal". The nice thing about Redhead is that they do sell it in small tubes that have a screw in plunger on them so there is no need to buy a dispensing gun just for a couple anchors. They also sell it in a standard caulk gun sized tube.

Either that guy had a sense of humor, or he figured to charge plenty when he came back to replace the anchor system.

Did he also sell and service overhead doors?

Don't use the same stuff that they did in the Boston tunnel......
