Another garage remodel

Hi,

I am finally at the point of starting the garage remodel/addition after passing the septic tank/drainfield inspection.

I have a 20'4" wide and 20' deep garage which is in fairly good shape except the foundation is useless.

This is going to be foremost a remodel to have a usable garage for parking cars in case the property is to be sold in the future.

Until then I will use it as a little wood working shop, there is going to be an addition of 18' in the back over the width of the garage.
Half of the width of the first 8' of the addition in the back will be part of the garage and will be used for storage while the other 8' section will be used as a storage area for the green house which is going to be 10' deep at the end of the addition.

The whole structure is framed with 2x4" 2' o/c and the walls have ~3" t&g on the outside.
The garage has 2 bays right now and the interior dividing wall also has t&g on one side.

Right now everything in the garage is powered by one 12/2 underground nm cable.

Except for the foundation, the garage is in very good shape and that is also why I want to keep it and not build from scratch.

Another reason is that I could not build a new garage in this location is because of the drain field.

So, the idea is to replace the two front doors with a 16x8' garage door and have a regular door on the side facing the house close to the front.

I also want to lose the dividing interior wall.

Right now the interior height is 7'4" which I plan to raise to 9'4" by lifting the garage up by adding 3 rows of cinderblocks on top of the new foundation.

At the front I plan to have the new foundation stick 1' out of the ground because right now the whole driveway is sloping towards the garage and it rains quite a bit sometimes here in western NC.

On the inside I plan to do a floating slab.

The garage will be insulated and heated and cooled but only when needed.
The greenhouse in the back will also have some electrical heating system.

If we decide to stay longer than a couple more years I might add a heatpump
and a natural gas generator but than is far down the road.

This is the attic: The ceiling is made out of 2x4" also 2' o/c, they rest and are joined on top of the interior wall and there is also a single roof support resting in the center of the interior wall.

Hehe, no blaming anybody but me and I hope there will be some pointers.

The plan is to lift the garage up and to replace the excising foundation.

What makes a little more interesting is that the drain pipe from the house to the septic tank crosses the driveway about 25' in front of the garage and the septic tank is in line with the left side of the garage.
On top of that is that the drainfield splits in front of the garage and wrappes around the garage on both sides..

The whole project is going to be done with permits.

I am planning to do as much as possible myself

I have done no load calculation but I am planning to bridge the span over the 16x8 garage door with a selfmade or a lvl 12x4 beam.
A 12x4 is also want I plan to use as a header to loose the interior wall.

So far I am not sure what to do with the attic space,
I first thought an open ceiling would be nice but that seems to add more heating/cooling costs and I loose the storage space.
Even I can not put a lot up there because the ceiling is made with 2x4's.

I started the drawings and I wish I would be good in sketch up.

Looks like you have a nice building to start with. Keep us posted with updates. This should turn out to be a nice building.
