Another New Shop - Looking For Advice

I have 980 square feet to work with by code for a detached garage at the back of my property, and I'm limited to 15 feet total height. Here are my initial thoughts:

I'd like to make it match my house which is cedar shake roof and white stucco/dryvit. I think I can get away with an overhang outside the 980 sqft and my house is 3 foot overhang with no gutters, I'd like to match that.

Since I'm height limited, but not as $ limited, I'm thinking of a 24 x 40 with a 10 foot deep basement and 10 foot ceileings. The idea is 4 cars wide, 4 foot shop beyond the cars along the length. 2 double doors with aircraft hydraulic doors that swing only out to maximize hoist clearance for storage/work hoists on sports cars. It'd be nice to pull bug screens down to cover the openings since I live in a wooded area. Insulated concrete form construction with spray on white stucco above ground (to match house), water,sewer,gas,and 240V 100 amp or so. Full bath and maybe little kitchen in the basement. Basement built to nuclear bomb shelter standards (for grins). In floor radiant over insulation under basement and main floor powered by on demand water heater. Mini split A/C for cooling, evaporator in upstairs onlyRoof will be 30 x 46 footprint including overhangs with no gutters, 5/15 pitch (damn code) hip roof to match the house.

I have to trench back to the spot for water/sewer/electrical/gas and put an outside ejector pump near the sewer entrance to get into the sewer system.

I'd love to hear suggestions/feedback.

I would suggest planning the 5 ft or so for a loft storage.Many small Items could be stored there.Also make provisions for a small lean to area for the compressor.I would also design in an outside entrance to the basement area.

Garage floor design will most likely require an engineer's stamp. One option is metal trusses with a metal deck covered with concrete. A common commercial structure practice.

If you are thinking two post lift you will most likely have to design in some hard points.

Code requires multiple egress openings from basements used as living quarters. I.E., windows to light wells and/or doorways that lead directly to the outside.

Don't know what kind of work you will be doing in your shop/garage. But you should consider providing access to your basement for outsized objects like table saws, lathes, and the like. Wide doors, an inside stairway, and possibly a trap door with a winch overhead.

sounds like its going to be quite an expensive project, like Bib said you'll have to get an engineer involved in the project for the floor.

5/15 pitch (damn code) hip roof to match the house.

Your local code dictates that you cant go above a 5/12 pitch or somthing?

With 10' ceiling, 15' height max, and a 24' span, your roof slope will be less than 12 degrees. This may be too little if you live in an area that gets snow in winter.
